A RESOLUTION SETTXNG FORTH A REZONE OF THE E~ OF PARCEL 194, SECTION
25, TOWNSHIP 23 NORTH, RANGE 17 WEST, FROM A-R/10A (AGRXCULTURAL-
RESIDENTIAL/TEN ACRE MINIMUM LOT SIZE) TO A-R/5A (AGRICULTURAL-
RESIDENTIAL/FIVE ACRE MINIMUM LOT SIZE) IN THE MORAVE COUNTY GENERAL
AREA, MORAVE COUNTY, ARXZONA
WHEREAS, at the reguJ.ar meeting of the MOhave COunty Board of
supervisors held on December 5, 1994, a public hearing was conducted
to determine whether approval should be granted for a Rezone for the
above described property to Equus Asset Management, Inc., Las Vegas,
Nevada, and
WHEREAS, the land is located north of Wilks Ranch Road and east
of parker Street. The site is accessed from Stockton Hill Road via
Wilks Ranch Road, then east to the property, and
WHEREAS, this land is primariJ.y fJ.at to gently roJ.ling. There
are no significant washes that cross the parcel. There are scattered
residences in the surrounding area. There are other parcelS in the
vicinity that have been rezoned to five-acre minimum lot size, and
WHEREAS, review of Floodplain Map #040058-2155B indicates this
parcel to be in Zone C, an area of minimal flooding, and
WHEREAS, the created parcelS are in conformance with the Long
Mountain Area Plan, and
WHEREAS, at the public hearing before the Mohave County Planning
and Zoning Commission on November 9, 1994, the Commission recommended
APPROVAL for a Rezone subject to the following:
1. The parcelS be zoned A-R/5A (Agricultural-Residential/Five
Acre Minimum Lot Size).
2. Submittal and recordation of a Parcel Plat prepared in
accordance wi th Article 3.16 of the Mohave County
Subdivision Regulations, and 102.04-8 of the Standard
Specifications.

3. That the Board of Supervisors accepts the dedication of a
30-foot road right-of-way along the north boundary, and a
35-foot road right-of-way along the east and south
boundaries. These dedications shall. be compl.ete with 20-
foot radius curves at their points of intersection.

4. That the Board of Supervisors accept the granting of an
eight-foot PUE along the dedicated roadways.
5. The dedication and granting required by the Rezone
resolution shall be shown on the Parcel Plat and accepted by
the Board of supervisors upon Parcel Plat recordation.
6. Each parcel Shall meet or exceed its respective acreage
exclusive of roadways.
7. Each parcel shall have legal access.

10. The Rezone shall not become effective for 30 days after

classification, as per ARS l.1-829E, and all. conditions of
the Rezone have been satisfied.
11. If these conditions are not met within one year, this
approval will expire. If at the expiration of this period
the property has not been improved to meet the use for which
it was conditionall.y approved, the Board (after notification
by registered mail to the owner and applicant who requested
the rezoning) shall schedule a public hearing to grant an
extension, determine compliance with the schedule for
development, or cause the property to revert to its former
zoning classification. This action is in accordance with
Arizona Revised Statutes Annotated, Title 11, Chapter 6, 11-
832.
WHEREAS, the notice of hearing was published in the Kingman Daily
Miner, a newspaper of general circulation in Kingman, Mohave County,
Arizona, November 20, 1994, and posted November 18, 1994, as required
by Arizona Revised Statutes and the Mohave county zoning Regulations.

NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at
their regular meeting on Monday, December 5, 1994, APPROVED this
Rezone as recommended by the Mohave County Planning and Zoning
Commission and outlined herein.
