RESOLUTION NO. 94-435
A RESOLUTION SETTING FORTH AN AMENDMENT TO RESOLUTION NO. 70-390 WHICH
SET FORTH A REZONE FOR ARIZONA WEST, TRACT 1112, SECTION 11, TOWNSHIP
23 NORTH, RANGE 15 WEST FROM A-R (AGRICULTURAL-RESIDENTIAL) ZONE TO C-
2 (GENERAL-COMMERCIAL), S-D/C (SPECIAL DEVELOPMENT/COMMERCIAL) AND R-1
(SINGLE FAMILY RESIDENTIAL) ZONES IN THE NORTH KINGMAN PORTION OF THE
MORAVE COUNTY GENERAL AREA, MORAVE COUNTY, ARIZONA.
WHEREAS, new language in the resolution is bolded, and
WHEREAS, at the regular meeting of the Mohave COunty Board of
Supervisors held on Dec~er 5, 1994, a public hearing was conducted
to determine whether approval should be granted for an amendlDent to a
Rezone for the above described property to P. Marc Neal of Kingman,
Arizona, and
WHEREAS, the purpose of the amendment is to permit C-2H (General
commercial Highway Frontage) zoning uses in the existing SD/C (Special
Development c~rcial) zones, and
WHEREAS, at the regular meeting of the Mohave County Planning and
Zoning Commission, held in their offices, at the Mohave County Annex,
301 W. Beale Street, Kingman, Arizona, on October 1 1970, there was
discussed an application for rezoning as follows:
ARIZONA WEST, TRACT 1112
FROM: A-R (Agricultural Residential) zone
TO BE: C-2 (General Commercial) zone
Block A, Lots 11 through 15, 45 foot front setback for off
street parking.
TO BE: SD/C (Special Development, Commercial) zone
All lots in Blocks B and I.
All C-2 Uses Permitted.
All SD/C lots fronting Highway 66 are permitted C-2H uses.

All residential uses prohibited except through approval of a
Zoning Use Permit.
Minimum 45-foot setback from front property line for off
street parking, except:
Lots 1 through 3, and 16 through 21, Block B, may use
parcels A, Band C as part of their required off street
parking if the ownership of the respective lot listed
includes a common undivided interest in parcels
Lots 12 through 17, Block I, shall have the rear 45 feet
designated for off street parking.
Parking for Lots 18 through 26, BloCk I, shall be approved
only through approval of design.
Special 10-foot side yard setbacks shall be designated on
the lots as listed to permit circulation of traffic within
the block area.
10-foot driveway setback northeasterly lot line of Lots 21,
23 and 25, Block I.
10-foot driveway setback southwesterly lot line of Lots 20,
22 and 24, Block I.
No structure shall be placed on or to overhang any easement
dedicated by this map.
The following lot portions may not be used for building
area.
Block B, Lot 3, between water line easement and Arrow
Avenue.
Lot 2, between water line easement and alley.
Block I, Lots 18, 19, 20 & 21, between water line easement
and alley.
Lots 25 and 26, between water line easement and Highway 66.
TO BE: R-1 (Single Family Residential) Zone
Block C, D, E, F, G and H, all lots
Block A, Lots 1 through 10

Regular R-l setbacks except no structures permitted on, or
to overhang and dedicated easement. The portion of Lot 6,
Block A, between the water line easement and Arrow Circle be
designated a non building site.
WHEREAS, the notice of hearing wa. publism;d in the Kingman Daily
Miner, a newspaper of general circulation in Kingman, Mohave County,
Arizona, November 20, 1994, and posted November 18, 1994, a. required
by Arizona Revi8ed Statutes and the Hohave County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at
their regular meeting on Monday, December 5, 1994, APPROVED this
amen~ent of a resolution as recommended by the Mohave County Planning
and Zoning Commission and outlined herein.
