PAGE 1 OF 2 MOHAVE COUNTY SOARD OF SUPERVISORS RECORDI~G FEE 0.00 HC RESOLUTION NO. 94-432 A RESOLUTION SETTING FORTH AN ABANDONMENT OF A 30-FOOT EASEMENT ON THE WEST SIDE OF PARCEL 33 AND A 30-FOOT EASEMENT ON THE EAST SIDE OF PARCEL 34 BEGINN:lNG 400.02 FEET SOUTH OF THE NORTH CORNER COMMON TO PARCELS 33 AND 34 AND TERHINAT:lNG 50 FEET NORTH OF THE SOUTH LINE OF SECTION 9, LOCATED IN SECTION 9, TOWNSHIP 21 NORTH, RANGE 18 WEST IN THE GOLDEN VALLEY AREA, MORAVE COUNTY, AR:lZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on December 5, 1994, a public hearing was conducted to determine whether approval should be granted for an abandonment for the above described property to La Questa Limited partnership of Baldwin Park, California, and WHEREAS, the area proposed for abandonment is located west of the Highway 93 and 68 interchange on the southern side of Highway 68. The area .1s accessed on the northern side of the property directly from Highway 68 or from Highway 68 via Magma Road, then south to the site, and WHEREAS, the proposed abandonment is located between two parcels under one owner. The abandonment of the easement will create one large parcel, and WHEREAS, there is a Preliminary Subd.1vision Plan proposed for this site known as La Questa Subdivision, Tract 3020. The plan proposed two commercial sites adjacent to Highway 68, and residential and mobile home lots on the remainder of the parcel. The owner has decided to revise the plan which will require the subdiv.1sion to go back to the Sketch Plan stage. The new plan will increase the size of the commercial parcels and will remove the mobile home park portion of the plan. The minimum lot size of the residential lots will also be increased, and WHEREAS, the abandonment of the roadway easement will permit the owner to develop the parcel as a single family subdivision, and WHEREAS, review of Floodplain Map #040058-2325B ind.1cates this parcel is located in Zone C, an area of minimal flooding, and WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on November 9, 1994, the Commission recommended APPROVAL for an abandonment subject to the following: ~ ~ . . The 30-foot easement on the west side of Parcel 33 and a 30- foot easement on the east side of Parcel 34 beginning 400.02 feet south of the corner common to Parcels 33 and 34, and terminating 50 feet north of the south line of Section 9, located in Section 9, Township 21 North, Range 18 West be abandoned. . WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona, November 20, 1994, and posted November 18, 1994, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations.
