RESOLUTION NO. 94-429 A RESOLUTION SETTING FORTH A REZONE OF THE W%, W\ OF PARCEL 90, SUN- WEST ACRES, TRACT 1027, SECTION 29, TOWNSHIP 21 NORTH, RANGE 18 WEST FROM A-R/lOA (AGRICULTURAL-RESIDENTIAL/TEN ACRE MINIMUM LOT SIZE) TO A-R/1A (AGRICULTURAL-RESIDENTIAL/ONE ACRE MINIMUM LOT SIZE) IN THE GOLDEN VALLEY AREA, MORAVE COUNTY, ARIZONA WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on December 5, 1994, a public hearing was conducted to determine whether approval should be granted for a Rezone for the above described property to Ronald and Paula Apt of Golden Valley, Arizona, and WHEREAS, the property is located south of Bolsa Drive and east of Colorado Road. This land is accessed from Highway 68 via Verde Road south approximately two and one-half miles to Bolse Drive, then west approximately one-half mile to the property, and WHEREAS, the property is flat with no washes crossing the parcel. The land has one residence, a mobile home on the west end of the property. There are several residences in the immediate vicinity of the property, and WHEREAS, this parcel has been rezoned via BOS Resolution No. 91- 50 to A-R/2A; however, the conditions of the resolution were never met, i.e., the Parcel Plat, abandonments and dedications. Because of this, the zoning is still A-R/10A. There has only been one rezone in Sunwest Acres that has allowed lots of the one-acre minimum lot size, this being Parcel 306-24-l21C in Section 25, and WHEREAS, review of FEMA Floodplain Map #040058-2325B indicates this parcel to be in Zone C, an area of minimal flooding, and WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on November 9, 1994" the Commission recommended DENIAL for a rezone based upon the following: 1. The parcels created would increase density greater than the surrounding area. 2. Submittal and recordation of a Parcel Plat for BOS Resolution No. 91-50 should be prepared and recorded with a two-acre minimum lot size, and all other conditions of the above resolution shall be met. ~ ... . t RESOLUTION NO. 94-429 Page 2 PAGE 2 OF 2 BK 2~99 PG 914 (FEE;94-71284) WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation in K~ngman, Mohave County, Arizona, November 20, 1994, and posted November 18, 1994, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, December 6, 1994, DENIED this Rezone as recommended by the Mohave County P1anning and Zon~ng Commission and outlined herein.
