PAGE 1 OF 3 HOHAVE COUNTY BOARD OF SUPERVISORS RECDRDI~G fEE Q.OO Ne MICROFILMED RESOLUTION NO. 94-428 A RESOLUTION SETTING FORTH A REZONE OP THE E~ OF PARCEL 226, SECTION 4, TOWNSHIP 21 NORTH, RANGE 18 WEST FROM A-R/10A (AGRICULTURAL- RESIDENTIAL/TEN ACRE MINIMUM LOT SIZE) ZONE TO A-R/10A AND A-R/3A (AGRICULTURAL-RESIDENTIAL/TEN ACRE AND THREE ACRE MINIMUM LOT SIZE) ZONE IN THE GOLDEN VALLEY AREA, MORAVE COUNTY, ARIZONA WHEREAS, at the regular meeting of the Mohave COunty Board of Supervisors held on December 5, 1994, a public hearing was conducted to determine whether approval should be granted for a Rezone for the above described property to Donald and Phyllis Lash of Golden Valley, Arizona, and WHEREAS, the property is located north of Earl Drive and west of MObile Road. This land is accessed via Highway 68, then north on Maverick Road, then east on Earl Drive to the site, and WHEREAS, the site is flat and there is a residence located on the southeastern portion of the property. There are several residences in all directions, and WHEREAS, there are no significant washes or drainage located on the property, and WHEREAS, the owner proposes to split the property into ten, four and three-acre parcels. There are several lots in the adjacent area that have been split down to similar acreage, and WHEREAS, review of FEMA Floodplain Map #040058-2l50B indicates that this parcel is within Zone C, an area of minimal flooding, and WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on November 9, 1994, the Commission recommended APPROVAL for a Rezone subject to the following: E ~/2 1. The northern portion of the~E% of Parcel 226 remain A-R/IOA (Agricultural-ReSidential/Ten Acre Minimum Lot Size) and the southern portion of the SEt*of Parcel 226 be zoned A-R/3A (Agricultural-Residential/Three Acre Minimum Lot Size). *E 1/ 2 2. Submi ttal and recordation of a Parcel Plat prepared in accordance with Article 3.16 of the Mohave County Subdivision Regulations, and 102.04-B of the Standard Specifications. . . -' . That the Board of Supervisors accepts the dedication of a 35-foot road right-of-way known as Burro Drive, a 30-foot road r~ght-of-way known as Mobile Road and the southern 30 feet of a 50-foot road right-of-way known as Ear1 Dr~ve. In addit~on, two 20-foot radius curves, one at the intersect~on point of Earl Drive and Mobile Road and a second radius curve at the intersection point of Burro Drive and Mobile Road. 4. That the Board of Supervisors accepts the grantings of a 15- foot PUE and drainage easement along Burro Drive, a 20-foot PUE and drainage easement along Mobile Road and a 20-foot PUE and drainage easement along Earl Drive. 5. The dedications and grantings required by the Rezone resolution shall be shown on the Parcel Plat and accepted by the Board of Supervisors upon Parcel Plat recordation. 6. Each parcel shall meet or exceed its respective acreage exclusive of roadways. 7. Each parcel sha1l have legal access. 8. The Parcel Plat shall show any surface drainage and FEMA flood zones. 9. This action is in accordance with Arizona Revised Statutes Annotated, Title 11, Chapter 6, 11- 832. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday December 5, 1994, APPROVEO th~s Rezone as recommended by the Mohave County Planning and Zoning Commiss~on and outlined herein.
