A RESOLUTION SETTING FORTH A REZONE OF LOT 5, BLOCK F, GOLDEN SAGE
RANCHOS, UNIT 85, SECTION 23, TOWNSHIP 21 NORTH, RANGE 19 WEST FROM A-
R/2A (AGRICULTURAL-RESIDENTIAL/TWO ACRE MINIMUM LOT SIZE) ZONE TO A-
R/1A (AGRICULTURAL-RESIDENTIAL/ONE ACRE MINIMUM LOT SIZE) ZONE IN THE
GOLDEN VALLEY AREA, MORAVE COUNTY, ARIZONA
WHEREAS, at the regular meeting of the Mohave County Board of
Supervisors held on December 5, 1994, a public hearing was conducted
to determine whether approval should be granted for a Rezone for the
above described property to James Courtney of BOnita, California, and
WHEREAS, the property is located west of Cibola Road and north of
Diabase Drive. This land is accessed via Highway 68, then south on
Estrella Road, then east on Redwall Drive, then south on Cibola to the
site, and
WHEREAS, the property is flat and vacant and the lot pad has been
recently graded. There is one residence to the north and one to the
southeast of the site, and
WHEREAS, the owner proposes to split the two and one-half-acre
site in half for the placement of two homes. There are several one-
acre splits to the west of the property wi thin Golden Sage Ranchos,
Unit 85, and
WHEREAS, there are two small washes or drainage areas located on
the property. One is on the southern boundary and the other is
approximately midway on the property. Recent grading has disturbed
the washes which may be a violation of the Floodplain Regulations.
Both washes or drainage areas run east to west through the property,
and
WHEREAS, review of FEMA Floodplain Map #040058-2325B indicates
that this parcel is within Zones A and C. Zone A is an area of 100-
year flood, base flood elevations and hazard factors not determined.
This parcel requires a Floodplain Use Permit for any development.
Zone C is an area of minimal flooding, and
WHEREAS, at the public hearing before the Mohave County Planning
and Zoning Commission on November 9, 1994, the Commission recommended
APPROVAL for a Rezone subject to the following:

1. The parcel be zoned A-R/1A (Agricultural-Residential/one
Acre Minimum Lot Size).
2. Submi ttal and recordation of a Parcel Plat prepared in
accordance with Article 3.16 of the Mohave County
SubdiVision Regulations, and 102.0~-B of the Standard
Specifications.
3. Each parcel shall meet or exceed its respective acreage
exclusive of roadways.
4. Each parcel shall have legal access.

8. If these conditions are not met within one year this
approval will be void. If at the expiration of this period
the property has not been improved to meet the use for which
it was conditionally approved, the Board (after notification
by registered mail to the owner and applicant who requested
the rezoning) shall SChedule a public hearing to grant an
extension, determine compliance with the sChedule for
development, or cause the property to revert to its former
zoning classification. This action is in accordance with
Arizona Revised Statutes Annotated, Title 11, Chapter 6, 11-
632.

WHEREAS, the notice of hearing was published in the Kingman Daily
Miner, a newspaper of general circulation in Kingman, Mohave County,
Arizona, November 20, 1994, and posted November 18, 1994, as required
by Arizona Revised Statutes and the Mohave County Zoning Regulations.

NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at
their regular meeting on Monday, December 5, 1994, APPROVED this
Rezone as recommended by the Mohave County Planning and zoning
Commission and outlined herein.
