A RESOLUTION SETTING FORTH A ZONING USE PERMIT ON THE E~, SE%, NW% OF
SECTION 23, TOWNSHIP 19 NORTH, RANGE 22 WEST FOR THB ESTABLISHMENT OF
A MODEL HOME AND SALES OFFICE FOR THE FUTURE AZTBC VILLAS, TRACT 4065,
SUBDIVISION IN AN A-R (AGRICULTURAL-RESIDENTIAL) ZONE IN THE SOUTH
MORAVE VALLEY AREA, MORAVE COUNTY, ARIZONA.
WHEREAS, at the regular meeting of the Mohave COunty Board of
Supervisors held on December 5,' 1994, a pUblic hearing was conducted
to determine whether approval should be granted for a Zoning Use
permi t for the above described property to Counsel Corporation of
Santa Ana Heights, California. Counsel Corporation is being
represented by Stovall Engineers, InC., and
WHEREAS, this property is located east of Highway 95, north of
Aztec Road and west of Calle Del Media Road. The site is accessed
from Highway 95 via Aztec Road east, and is located on the north side
of Aztec Road, and
WHBREAS, the surrounding land uses consist' of Courtney Greens,
Tract 4054-B, located south of Aztec Road opposite this location. The
land west of the site is vacant. Located north of the site is Rio
Camino, Tract 4123, with homes. East of the site are one-acre and
larger lots with homes and Tierra Del Sol, Tract 4027-A, and
WHEREAS, the model home will be located on a 20-acre parcel of
land that will become Aztec Villas, Tract 4065. The final approval
was granted but the owner has chosen to phase the project. The Phase
"A" Final Plat, which includes Lots 1-7 of Block 2 and Lots 1-7 of
Block 3, will be submitted on or before October 17. There are no
changes in the lot layout: the only difference is the phasing. This
home will be on Lot 1, Block 2, and,
WHEREAS, review of Floodplain Map #040058-2445C indicates this
parcel is located in Zone AD, FEMA special flood area. A Floodplain
Use Permit is required for any development, and
WHEREAS, at the public hearing before the Mohave County Planning
and Zoning Commission on November 9, 1994, the Commission recommended
APPROVAL for a Zoning Use Permit subject to the following:
1. The applicant comply with all applicable provisions of the
Mohave County Zoning Regulations.

2. This model home will be located on Lot 1, Block 2 of the
future Aztec Villas, Tract 4065, Subdivision.
3. The Zoning Use Permit for the mode1 home sales office will
expire upon the sale of the model home or when all lots in
the subdivision have been sold. .

of the Commission and Board, the continued use of the
property would be contrary to the public health, safety, and
welfare.

WHEREAS, the notice of hearing was published in the Kingman Daily
Miner, a newspaper of genera1 circulation in Kingman, Mohave County,
Arizona, November 20, 1994, and posted November 18, 1994, as required
by Arizona Revised Statutes and the Mohave County Zoning Regulations.
NOW THEREFORE BE XT RESOLVED, that the Board of Supervisors, at
their regular meeting on Monday, December 5, 1994, APPROVED this
Zoning Use Permit as recommended by the Mohave County Planning and
Zoning Commission and outlined herein.
