A RESOLUTION SETTING FORTH APPROVAL OF AN EXTENSION OF TJ:ME FOR THE
APPROVED REVISED PRELIMINARY SUBDIVISION PLAN FOR COURTNEY GREENS,
TRACT 4054, BEING A PORTION OF THE E~ OF THE SW%, SECTION 23, TOWNSHIP
19 NORTH, RANGE 22 WEST, LOCATED IN THE SOUTH MORAVe: VALLEY AREA,
MORAVE COUNTY, ARIZONA.
WHEREAS, at the regular meeting of the Mohave COunty Board of
Supervisors held December 5, 1994, a public hearing was conducted to
determine whether approval should be granted for an Extension of Time
for the approved Preliminary Plan of Courtney Greens, Tract 4054, and
WHEREAS, the owner/developer of this project is Counsel
Corporation of Lake Elsinore, California. The engineering firm
responsible for plan preparation and drainage study is Stovall
Engineers, Inc., Bullhead City, Arizona, and
WHEREAS, the proposed subdivision is located approximately one
and one-half miles south of Bullhead City on Highway 95 and one-half
mile east of Highway 95 on Courtney Place, and
WHEREAS,

the revised Preliminary Plan depicts nine-plus acres
36 lots. Lot sizes range from 8,000 square feet to
feet yielding a density of 3.9 lots per acre, and
WHEREAS, the existing zoning is A-R (Agricultural-Residential).
The proposed zoning is R-l/8M (Single Family ReSidential/Eight
Thousand Square Foot Minimum Lot Size). The proposed zoning
designation was approved via Resolution P&ZC: 86-11 on February 12,
1986. The zoning will become effective upon recordation of the Final
Plat, and
WHEREAS, according to the developer water will be supplied by
Bermuda Water Company, electric power will be furnished by Mohave
Electric Cooperative, and telephone service will be supplied by
Citizens Utilities Company. Sewage disposal will be accommodated via
connection to the Fort Mojave Tribal Utility Authority and solid waste
will be collected and transported by private carrier to the Bullhead
City Landfill located 11 miles away. The subdivision lies within the
boundaries of the Fort Mojave Mesa Fire District, and

WHEREAS, Mohave County Subdivision Regulations, Article III,
Section 3.10-1 states "Upon application to the Commission, and prior
to the expiration of the time limit, extensions in increments of one
(1) year may be granted by the Board if the subdivider is actively
processing the Final Plat. If such action is not taken then all
proceedings relating to the plat shall be terminated.", and
WHEREAS, in a letter dated September 1, 1994, Ms. Denise Stovall-
Burton advised that due to unforeseen circumstances, the Final Plat
has not been recorded. In the letter she requested that the extension
be granted to allow time for the Final Plat to be prepared for
submittal, and
WHEREAS, the Revised Preliminary Plan for this subdivision was
approved by the Board of Supervisors on October 5, 1992, via BOS
Resolution No. 92-314. This will be the first Extension of Time, and
WHEREAS, at a public hearing on November 9,
County Planning and Zoning Commission recommended
requested Extension of Time subject to the following:

WHEREAS, the notice of hearing was published in the Kingman Oaily
Miner, a newspaper of general circulation, in Kingman, Mohave County,
Arizona on November 20, 1994, as required by the Arizona Revised
Statutes and the Mohave County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at
their regular meeting on Monday, December 5, 1994, APPROVED the
Extension of Time for Courtney Greens, Tract 4054, as recommended by
the MOhave County Planning and Zoning Commission, subject to the
conditions outlined herein.
