A RESOLUTION SETTING FORTH A REZONE OF PARCEL ONE, CEDAR HILLS
RANCHES, UNIT 2, AS SHOWN IN BOOK 2 , PAGE 5B OF PARCEL PLATS, SECTION
19, TOWNSHIP 21 NORTH, RANGE 14 WEST, FROM A-R/36A (AGRICULTURAL-
RESIDENTIAL/THIRTY-SIX ACRE MINIMUM LOT SIZE) TO A-R/10A
(AGRICULTURAL-RESIDENTIAL/TEN ACRE MINIMUM LOT SIZE) IN THE MOnVE
COUNTY GENERAL AREA, MORAVE COUNTY, ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board of
supervisors held on November 3, 1994, a public hearing was conducted
to determine whether approval should be granted for a Rezone for the
above described property to Walter and Helen Hige of Kingman, Arizona,
and
WHEREAS, the property is located south of Highway 40 and west of
Blake Ranch Road. This land is accessed via Highway 40, then south on
Blake Ranch Road, then west on Saddle Drive, then northwest on Dally
Drive to the site, and
WHEREAS, the property is on top of a knoll in rolling foothills
and contains one residence and an agricultural barn-type structure.
There are no other residences in the vicinity, and
WHEREAS, there are a number of utility easements crossing the
property, and
WHEREAS, there are no significant washes or drainage that cross
the property. It is unclear if the property lines are belOW the
knoll. If this is the case, there might be some minor drainage on the
eastern boundary of the property, and
WHEREAS, the owner proposes to split the property into three
separate parcels. Although most of the parcels are 36 or more acres,
there are several parcels within Cedar Hill Ranches Unit 2 that have
been rezoned down to 10 acres, and
WHEREAS, review of FEMA Floodplain Map #040058-2375B indicates
this parcel is within Zone C, an area of minimal flooding, and
WHEREAS, at the public hearing before the Mohave County Planning
and Zoning Commission on October 12, 1994, the Commission recommended
APPROVAL for a Rezone subject to the following:

1. The parcel be zoned A-R/10A (Agricultural-Residential/Ten
Acre Minimum Lot Size).
2. Submi ttal and recordation of a Parcel Plat prepared in
accordance wi th Article 3.16 of the Mohave County
Subdivision Regulations, and 102.04-B of the Standard
Specifications.
3. That the Board of Supervisors accept the granting of a 30-
foot ingress-egress roadway easement on the eastern boundary
of the property.
4. Prior to the recordation of the Parcel Plat, concurrence
from public utili ties and pipeline easement companies will
be required for crossing and use of easement for roadway
purposes.
5. Each parcel shall meet or exceed its respective acreage
exclusive of roadways.
6. Each parcel shall have legal access.
7. The Parcel Plat shall shOW any surface drainage and FEMA

10. If these conditions are not met within one year, this
approval will be void. If at the expiration of this period
the property has not been improved to meet the use for which
it was conditionally approved, the Board (after notification
by registered mail to the owner and applicant who requested
the rezoning) shall schedule a public hearing to grant an
extension, determine compliance with the schedule for
development, or cause the property to revert to its former
zoning classi fication. This action is in accordance with
Arizona Revised Statutes Annotated, Title 11, Chapter 6, 11-
832.

WHEREAS, the notice of hearing was published in the Kingman Daily
Miner, a newspaper of general circulation in Kingman, Mohave County,
Arizona, October 16, 1994, and posted October 17, 1994, as required by
Arizona Revised Statutes and the Mohave County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at
their regular meeting on Thursday, November 3, 1994, APPROVED this
Rezone as recommended by the Mohave County Planning and Zoning
Commission and outlined herein.
