RESOLUTION NO. 94-403
A RESOLUTION SETTING FORTH A REZONE OF THE W~ OF PARCEL 194, SECTION
25, TOWNSHIP 23 NORTH, RANGE 17 WEST FROM A-R/10A (AGRlCULTURAL-
RESIDENTIAL/TEN ACRE MINIMUM LOT SIZE) TO A-R/5A (AGRICULTURAL-
RESIDENTIAL/FIVE ACRE MINIMUM LOT SIZE) IN THE MORAVE COUNTY GENERAL
AREA, MORAVE COUNTY, ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board of
Supervisors held on November 3, 1994, a public hearing was conducted
to determine whether approval should be granted for a Rezone fo~ the
above described property to Dean Thomas of Paradise Valley, Arizona,
and
WHEREAS, the property is located east of Stockton Hill Road and
north of Wilks Ranch Road. This land is accessed via Stockton Hill
Road, then east on Wilks Ranch Road to the site, and
WHEREAS, the property is flat and vacant. There are res~dences
some distance to the east. Power is available from lines that follow
down Wilks Ranch Road on the south side of the road, and
WHEREAS, there are no significant washes or drainage that cross
the property. There ~s a drainage wash on the west side of the site
which does not appear to be within the property boundary, and
WHEREAS, the owner proposes to create three separate parcels of
five-plus acres each, and
WHEREAS, these parcels conform to the LOng Mountain Area Plan,
and
WHEREAS, rev~ew of FEMA Floodplain Map #040058-21558 indicates
this parcel is within Zone C, an area of minimal flooding, and
WHEREAS, at the public hearing before the Mohave County Planning
and Zoning Commission on October 12, 1994, the Commission recommended
APPROVAL for a Rezone subject to the following:

3. That the Board of Supervisors accept the dedication of a
road right-of-way for Stockton Hill Road which traverses the
northwest corner of this parcel, and that two 20-foot radius
curves where Stockton Hill Road intersects the roads along
the north and west boundaries of this property. In addition
the dedication of the north 30-foot, west 30-foot and the
south 35-foot perimeter streets.
4. That the Board of Supervisors accept the granting of an 8-
foot PUE following the radius curves along the north, west
and south boundaries of this parcel.
5. The dedication and granting required by the Rezone
resolution shall be shown on the parcel Plat and accepted by
the Board of Supervisors upon Parcel Plat recordation.
6. Each parcel shall meet or exceed its respective acreage
exclusive of roadways.
7. Each parcel shall have legal access.
8. The Parcel Plat shall show any surface drainage and FEMA
flood zones.

11. If these conditions are not met within one year, this
approval will be void. If at the expiration of this period
the property has not been improved to meet the use for which
it was conditionally approved, the Board (after notification
by registered mail to the owner and applicant who requested
the rezoning) shall SChedule a public hearing to grant an
extension, determine compliance with the schedule for
development, or cause the property to revert to its former
zoning classification. This action is in accordance with
Arizona Revised Statutes Annotated, Title 11, Chapter 6, 11-
832.

WHEREAS, the notice of hearing was published in the Kingman Daily
Miner, a newspaper of general circulation in Kingman, Mohave County,
Arizona, October 16, 1994, and posted October 17, 1994, as required by
Arizona Revised Statutes and the Mohave County Zoning Regulations.
NOW THEREFORE BE IT RESOLV~D, that the Board of Supervisors, at
their regular meeting on Thursday, November 3, 1994, APPROVED this
Rezone as recommended by the Mohave County Planning and Zoning
Commission and outlined herein.
