A RESOLUTION SETTING FORTH A ~ OF PARCEL 43-C OF PEACOCK MOUNTAIN
RANCHES, AS SHOWN IN RECORD OF SURVEY BOOK 10, PAGE 91, SECTION 7,
TOWNSHIP 21 NORTH, RANGE 15 WEST FROM A-R/10A (AGRICULTURAL-
RESIDENTIAL/TEN ACRE MINIMUM LOT SIZE) TO A-R/6A AND A-R/5A
(AGRICULTURAL-RESIDENTIAL/SIX ACRE AND FIVE ACRE MINIMUM LOT SIZES) IN
THE MOHAVE GENERAL AREA, MOHAVE COUNTY, ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board of
Supervisors held on November 3, 1994, a public hearlng was conducted
to determine whether approval should be granted for a Rezone for the
above descrlbed property to James and Sharon Johnson of Kingman,
Arizona, and
WHEREAS, the property is located west of Roundup Drive and south
of Taos Road. This land is accessed via D. W. Ranch Road from
Interstate 40, then east on the 1-40 frontage road, then south on
Roundup Drive, then west on Taos Drive to the Slte, and
WHEREAS, the property is flat with one residence. There are no
other residences in the vicinity. Electric power has been established
for the current residence, and
WHEREAS, there are no significant washes or drainage that cross
the property, and
WHEREAS, the owner proposes to split the property ln half
creating a northern parcel and a southern parcel. There are several
parcels in the immediate area that have been divided down to similar
acreages, and
WHEREAS, review of FEMA :Floodplain Map #040058-2350C indicates
this parcel is within Zone C, an area of minimal flooding, and
WHEREAS, at the public hearing before the Mohave County Planning
and Zoning Commission on October 12, 1994, the Commission recommended
APPROVAL for a Rezone subject to the following:

3. That the Board of Supervisors accept the dedication of an
existing 50-foot easement and an offset cul-de-sac. In
addition, that the Board accept the dedication of a 20-foot
radius curve at the northeast corner of this parcel where
the proposed dedication and Taos Drive intersect, and an
appropriately sized radius curve where the proposed
dedication and the offset cul-de-sac intersect. Also, the
cul-de-sac shall be named Taos Court and shall be shown on
the Parcel Plat and accepted by the Board upon Parcel Plat
recordation.
4. That the Board of Supervisors accept the granting of an 8-
foot PUE following the radius curve along the north and east
boundaries of this parcel along the street lines.
5. Each parcel shall meet or exceed its respective acreage

6. Each parcel shall have legal access.

10. If these conditions are not met within one year, this
approval will be void. If at the expiration of this period
the property has not been improved to meet the use for which
it was conditionally approved, the Board (after notification
by registered mail to the owner and applicant who requested
the rezoning) shall schedule a public hearing to grant an
extension, determine compliance with the schedule for
development, or cause the property to revert to its former
zoning clasSification. This action is in accordance with
Arizona Revised Statutes Annotated, Title 11, Chapter 6, 11-
832.
WHEREAS, the notice of hearing was published in the Kingman Daily
Miner, a newspaper of general circulation in Kingman, Mohave County,
Arizona, October 16, 1994, and posted October 17, 1994, as required by
Arizona Revised Statutes and the Mohave County Zoning Regulations.

NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at
their regular meeting on Thursday, November 3, 1994, APPROVED this
Rezone as reoommended by the Mohave County Planning and Zoning
Commission and outlined herein.
