RESOLUTION NO. 94-399 A RESOLUTION SETTING FORTH A REZONE OF A PORTION OF PARCEL 1, STOCKTON HILL RANCHES, UNIT XII, SECTION 5, TOWNSHIP 23 NORTH, RANGE 16 WEST, FROM A-R/10A (AGRICULTURAL-RESIDENTIAL/TEN ACRE MINIMUM LOT SIZE) TO A-R/5A (AGRICULTURAL-RESIDENTIAL/FIVE ACRE MINIMUM LOT SIZE) :IN THE MOHAVE COUNTY GENERAL AREA, MOHAVE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on November 3, 1994, a public hearing was conducted to determine whether approval should be granted for a Rezone for the 'above described property to Patrick and Constance Hubbard of Vista, California, and WHEREAS, the land is located south of Calle Valdez and west of Avenida Obregon. The site is accessed via Stockton Hill Road, then east on Calle Lucero, then north on Dubois Drive to the site, and WHEREAS, this land is primarily flat with no significant drainage. The land is vacant with no residences adjacent to this parcel, and WHEREAS, review of Floodplain Map #040058-2000B indicates that this parcel is located in zone C, an area of minimal flooding, and WHEREAS, the created parcels are in conformance with the Long Mountain Area Plan, and WHEREAS, at the public hearing before the Mohave County Planning and zoning Commission on October 12, 1994, the Commission recommended APPROVAL for a Rezone subject to the following: 1. The parcels be zoned A-R/5A (Agricultural-Residential/Five Acre Minimum lot size). 2. Submittal and recordation of a Parcel Plat prepared in accordance wi th Article 3.l6 of the Mohave County Subdivision Regulations, and 102.04-8 of the Standard Specifications. 3. That the Board of Supervisors accepts the dedication of a 30-foot road right-of-way along the western boundary of the parcel and a 20-foot radius curve at the northwest corner of the parcel. / . . If these conditions are not met within one year, this approval will expire. If at the expiration of this period the property has not been improved to meet the use for which it was conditionally approved, the Board (after notification by registered mail to the owner and applicant whO requested the rezoning) shall schedule a public hearing to grant an extension, determine compliance with the schedule for development, or cause the property to revert to its former zoning classification. This action is in accordance with Arizona Revised Statutes Annotated, Title 11, Chapter 6, 11- 832. WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona, October 16, 1994, and posted October 17, 1994, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations. RESOLUTION NO. 94-399 Page 3 NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Thursday, November 3, 1994, APPROVED this Rezone as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
