HomeMy WebLinkAbout94-398 '1 )J J) ~ , . ~ INDEXED 4 RESOLUTION NO. 94-398 A RESOLUTION SETTING FORTH A REZONE OF A PORTION OF PARCEL 15, STOCKTON HILL RANCHES, UNIT XII, SECTION 5, TOWNSHIP 23 NORTH, RANGE 16 WEST, FROM A-R/10A (AGRICULTURAL-RESIDENTIAL/TEN ACRE MINIMUM LOT SIZE) TO A-R/5A (AGRICULTURAL-RESIDENTIAL/FIVE ACRE MINIMUM LOT SIZE) IN THE MOHAVE COUNTY GENERAL AREA, MOHAVE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on November 3, 1994, a public hearing was conducted to determine whether approval Should be granted for a Rezone for the above described property to Todd D. Williams of Fallbrook, California, and WHEREAS, the land ~s located south of Calle Valdez and west of Avenida Obregon. The site is accessed via Stockton Hill Road, then east on Calle Lucero, then north on DUbois Drive to the site, and WHEREAS, this land is pr~marily flat to slightly elevated with no significant drainage on site. The land is vacant with no residences adjacent to this parcel, and WHEREAS, review of FlOOdplain Map #040058-20008 indicates that this parcel is located in Zone C, an area of minimsl flooding, and WHEREAS, the created parcels are in conformance with the Long Mountain Area Plan, and WHEREAS, at the public hesr~ng before the Mohave County Planning and Zoning Commission on October 12, 1994, the Commission recommended APPROVAL for a Rezone subject to the following: 1. The parcels be zoned A-R/5A (Agricultural-Residential/Five Acre Minimum lot size). 2. Submi ttal and recordation of a Parcel Plat prepared in accordance wi th Article 3.l6 of the Mohave County Subdivision Regulations, and 102.04-8 of the Standard SpeCifications. 3. That the Board of Supervisors accepts the dedication of a 30-foot road right-of-way along the east boundary of the parcel and 20-foot radius curves at the northeast and southeast corners of the parcel. . . . That the Board of Supervisors accept the granting of an eight-foot PUE following the radius curve along the north, south and east boundaries of the parcel. 5. The dedication and granting required by the Rezone resolution shall be shown on the Parcel Plat and accepted by the Board of Supervisors upon Parcel Plat recordation. 6. If these conditions are not met within one year, this approval will expire. If at the expiration of this period the property has not been improved to meet the use for which it was conditionally approved, the Board (after notification by registered mail to the owner and applicant who requested the rezoning) shall sChedule a public hearing to grant an extension, determine compliance with the schedule for development, or cause the property to revert to its former zoning classification. This action is in accordance with Arizona Revised Statutes Annotated, Title 1l, Chapter 6, 11- 832. WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona, October l6, 1994, and posted October 17, 1994, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations. . . .
