A RESOLUTION SETTING FORTH A REZONE OF A PORTION OF PARCEL 9, STOCKTON
HILL RANCHES, UNIT XII, SECTION 5, TOWNSHIP 23 NORTH, RANGE 16 WEST
FROM A-R/10A (AGRICULTURAL-RESIDENTIAL/TEN ACRE MINIMUM LOT SIZE) TO
A-R/5A (AGRICULTURAL-RESIDENTIAL/FIVE ACRE MINIMUM LOT SIZE) IN TilE
MOIlAVE COUNTY GENERAL AREA, MOIlAVE COUNTY, ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board of
Supervisors held on November 3, 1994, a public hearing was conducted
to determine whether approval should be granted for a Rezone for the
above described property to Jennifer A. vanderheiden of Escondida,
California, and
WHEREAS, the property is located south of Calle Valdez and west
of Avenida Obregon. This land is accessed via Stockton Ilill Road,
then east on Calle Lucero, then north on DUbois Drive to the site, and
WHEREAS, the property is vacant and primarily flat to slightly
elevated. No significant drainage or washes cross the property, and
WHEREAS, there are no residences or development in the vicinity
of the property, and
WHEREAS, review of FEMA Floodplain Map #040058-20008 indicates
this parcel to be in Zone C, an area of minimal flooding, and
WHEREAS, the created parcels are in conformance with the Long
Mountain Area Plan, and
WHEREAS, at the public hearing before the Mohave County Planning
and Zoning Commission on October l2, 1994, the Commission recommended
APPROVAL for a Rezone subject to the following:

3. That the Board of Supervisors accept the dedication of a 30-
foot road right-of-way along the north boundary with a 20-
foot radius curve at the northwest corner.
4. That the Board of Supervisors accept the granting of a
eight-foot PUE along the north and west boundary following
the 20-foot radius at the northwest corner.
5. The granting and dedication required by the Rezone
resolution shall be shown on the Parcel Plat and accepted by
the Board of Supervisors upon Parcel Plat recordation.
6. Each parcel shall meet or exceed its respective acreage
exclusive of roadways.
7. The Parcel Plat shall show any surface drainage and FEMA
flood zones.

9. The Rezone shall not become effective for 30 days after

the Rezone have been satisfied.
10. If these conditions are not met within one year, this
approval will expire. If at the expiration of this period
the property has not been improved to meet the use for which
it was conditionally approved, the Board (after notification
by registered mail to the owner and applicant who requested
the rezoning) shall SChedule a public hearing to grant an
extension, determine compliance with the schedule for
development, or cause the property to revert to its former
zoning classification. This action is in accordance with
Arizona Revised Statutes Annotated, Title 11, Chapter 6, 11-
832.
WHEREAS, the notice of hearing was published in the Kingman Daily
Miner, a newspaper of general circulation in Kingman, Mohave County,
Arizona, October 16, 1994, and posted October 17, 1994, as required by
Arizona Revised Statutes and the Mohave County Zoning Regulations.

NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at
their regular meeting on Thursday, November 3, 1994, APPROVED this
Rezone as recommended by the Mohave County Plann~ng and Zoning
Commission and outlined herein.
