Pl'lGE i OF :> MOHAVE COUNTY SOARD or SUPERVISORS RECORDING FEE U.UO NC RESOLUTION NO. 94-396 A RESOLUTION SETTING FORTH A REZON~ OF A PORTION OF PARCEL 7, STOCKTON HILL RANCHES, UNIT XII, SECTION 5, TOWNSHIP 23 NORTH, RANGE 16 WEST FROM A-R/10A (AGRICULTURAL-RESIDENTIAL/TEN ACRE MINIMUM LOT SIZE) TO A-R/5A (AGRICULTURAL-RESIDENTIAL/FIVE ACRE MINIMUM LOT SIZE) IN THE MORAVE COUNTY GENERAL AREA, MOHAVE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on November 3, 1994, a public hearing was conducted to determine whether approval should be granted for a Rezone for the above described property to owner Maureen Nelson of Escondido, California, and WHEREAS, the property is located north of Calle Lucero and west of Avenida Obregon. This land is accessed via Stockton Hill Road, then east on Calle Lucero, then north on Dubois Drive to the site, and WHEREAS, the property is vacant and primarily flat to slightly rising. No significant drainage or washes cross the property, and WHEREAS, there are no residences or development in the vicinity of the property, and WHEREAS, review of FEMA Floodplain Map #040058-2000B indicates this parcel to be in Zone C, an area of minimal flooding, and WHEREAS, the created parcels are in conformance with the Long Mountain Area Plan, and WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on October 12, 1994, the Commission recommended APPROVAL for a Rezone subject to the following: 1. The parcels be zoned A-R/5A (Agricultural-Residential/Five Acre Minimum Lot Size). 2. That the Board of Supervisors accept the dedication of a 30- foot road right-of-way along the southern boundary of the parcel, and a 20-foot radius curve at the northeast and southeast corners of the parcel. 4. That the Board of Supervisors accept the granting of an eight-foot PUE along the north, east and south boundaries of the parcel. 5. The dedication and granting required by the Rezone resolution shall be shown on the Parcel Plat and accepted by the Board of Supervisors upon Parcel Plat recordation. 6. If these conditions are not met within one year, this approval will expire. If at the expiration of this period the property has not been improved to meet the use for which it was conditionally appr~ved, the Board (after notification by registered mail to the owner and applicant who requested the rezoning) shall schedule a public hearing to grant an extension, determine compliance with the schedule for development, or cause the property to revert to its former zoning classification. This action is in accordance with Arizona Revised Statutes Annotated, Title 11, Chapter 6, 11- 832. WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona, October 16, 1994, and posted October 17, 1994, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations. RESOLUTION NO. 94-396 Page 3 NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Thursday, November 3, 1994, APPROVED this Rezone as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
