A RESOLUTION SETTING FORTH A REZONE OF THE S~ OF PARCEL 324, SECTION
20, TOWNSHIP 21 NORTH, RANGE 18 WEST FROM A-R/10A AND A-R/6A
(AGRICULTURAL-RESIDENTIAL/TEN ACRE AND SIX ACRE MINIMUM LOT SIZES) TO
A-R/4A AND A-R/3A (AGRICULTURAL RESIDENTIAL/FOUR ACRE AND THREE ACRE
MINIMUM LOT SIZES) IN THE GOLDEN VALLEY AREA, MOHAVE COUNTY, ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board of
Supervisors held on November 3, 1994, a public hearing was conducted
to determine whether approval should be granted for a Rezone for the
above. described property to Jess Preston of Golden Valley, Arizona,
and
WHEREAS, the property is located north of Bo1sa Drive and west of
San Pedro Road. This land is accessed via Highway 68, then south on
Colorado Road, then east on Bolsa Drive to the site, and
WHEREAS, the property is primarily flat with a residence on the
site. There are a few scattered residences in the vicinity, and
WHEREAS, there is a significant wash that crosses the west side
of the property which appears to limit access to the eastern portion.
The applicant is proposing access via the granting of a 30-foot
easement, approximately 445.98 feet west of the eastern boundary of
the parcel, and
WHEREAS, the owner proposes to split the property into two four-
acre parcels and two three-acre parcels for the purpose of resale, and
WHEREAS, review of FEMA Floodplain Map #040058-2325B indicates
this parcel is within Zone A, an area of 100-year flood; base
elevations and flood hazard factors not determined, and
WHEREAS, at the public hearing before the Mohave County Planning
and Zoning Commission on October 12, 1994, the Commission recommended
APPROVAL for a Rezone subject to the following:
1. That the western parcels be zoned A-R/4A (Agr1cul tura1-
Residential/Four Acre Minimum Lot Size) and the eastern
parcels be zoned A-R/3A (Agricultural-Residential/Three Acre
Minimum Lot Size).

9. If these cond~tions are not met within one year, this
approval will be void. If at the expiration of this period
the property has not been improved to meet the use for which
it was conditionally approved, the Board (after notification
by registered mail to the owner and applicant who requested
the rezoning) shall schedule a public hearing to grant an
extension, determine compliance with the schedule for
development, or cause the property to revert to its former
zoning classification. This action is in accordance with
Arizona Revised Statutes Annotated, Title 11, Chapter 6, 11-
832.
WHEREAS, the notice of hearing was published in the Kingman Daily
Miner, a newspaper of general circulation in Kingman, Mohave County,
Arizona, October 16, 1994, and posted October 17, 1994, as required by
Arizona Revised Statutes and the Mohave County Zoning Regulations.

NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at
their regular meeting on Thursday, November 3, 1994, APPROVED this
Rezone as recommended by the Mohave County Planning and Zoning
Commission and outlined herein.
