RESOLUTION NO. 94-389
A RESOLUTION SETTING FORTH A REZONE OF THE MOST EASTERLY 276.60 FEET
OF THE N~ OF THE E~ OF LOT B, LE CLAIR ACRES, SECTION 15, TOWNSHIP 19
NORTH, RANGE 22 WEST, FROM A-R (AGRICULTURAL-RESIUENTIAL) ZONE TO R-
E/1A (RESIDENTIAL RECREATION/ONE ACRE MINIMUM LOT SIZE) ZONE IN THE
SOUTH MOHAVE VALLEY AREA, MOHAVE COUN'l'Y, ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board of
Supervisors held on November 3, 1994, a publ~c hearing was conducted
to determine whether approval should be granted for a Rezone for the
above described property to Lana Richardson of Ft. Mohave, Arizona,
and
WHEREAS, the property is located west of Highway 95 and south of
Sterling Road on Bullhead City's southern city llmit. The property is
accessed from Highway 95 via Dunlap Road, then east to Calvary Road,
then north to the s~te, and
WHEREAS, surrounding land use consists of a natural gas pumping
station to the northeast, and residential homes to the south with the
remainder of the surrounding area vacant, and
WHEREAS, the property proposed for rezoning has a home on site.
The owner is requesting the R-E zoning to permit a second home on the
site, and
WHEREAS, the owner has applied for a variance on the property to
permit the second home. Before the item is brought before the Board
of Adjustments as a variance request, it was decided to have the
owners apply for a rezoning of the property, and
WHEREAS, the owners have requested a one-acre minimum lot size
and do not intend to subdivide the land. The current A-R zoning and
the proposed R-E zoning both permit limited animal privileges, and
WHEREAS, review of Floodplain Map #040058-2435D indicates this
parcel is located in Zone C, an area of minimal flooding, and
WHEREAS, at the public hearing before the Mohave County Planning
and Zoning Commission on October 12, 1994, the Commission recommended
APPROVAL for a Rezone subject to the following:
1. The parcel be zoned R-E/1A (Residential-Recreation/one Acre
Minimum Lot Size).

That appropriate zoning, building,
floodplain permits be obtained.

3. The applicant comply with all applicable provisions of the
Mohave County Zoning Regulations.
4. The Rezone shall not become effective until 30 days after
final approval of the change in classification by the Board
of Supervisors, as per ARS 11-829E.
WHEREAS, the notice of hearing was published in the Kingman Daily
Miner, a newspaper of general circulation in Kingman, Mohave County,
Arizona, October 16, 1994, and posted October 17, 1994, as required by
Arizona Revised Statutes and the Mohave County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at
their regular meeting on Thursday, November 3, 1994, APPROVED this
Rezone as recommended by the Mohave County Planning and Zoning
Commission and outlined herein.
