A RESOLUT:tON SETTING FORTH A REZONl OF PARCEL 280 LOCATED IN THE SW%,
SW% OF SECTION 10, TOWNSHIP 21 NORTH, RANGE 19 WEST, TO BE KNOWN AND
SUBDIV:tDED AS ROYAL ESTATES, TRACT 3302, FROM A-R (AGRICULTURAL-
RES:tDENTIAL) ZONE TO R-1/8M (SINGLE FAMILY RESIDENT:tAL/E:tGHT THOUSAND

WHEREAS, at the regular meeting of the Mohave County Board of
Supervisors held on November 3, 1994, a public hearing was conducted
to determine whether approval should be granted for a Rezone for the
above described property to Royal Estates Inc., Bullhead City,

single family lots ranging in size from 8,000 to 12,000 square feet
with three drainage parcels, a neighborhood park and a parcel for the
wastewater treatment plant, and
WHEREAS, review of Floodplain Map #040058-23008 indicates this
parcel to be in Zone A, an area of 100-year flood, base flood
elevations and flood hazard factors not determined. This parcel
requires a Floodplain Use Permit for any development, and
WHEREAS, staff originally recommended denial based on the
following: the Golden Valley Area Plan indicates this property to be
in a LOW Density Residential designation and no amendment to the
Golden Valley Area Plan has been approved to permit increased density
in this area, and
WHEREAS, the Commission approved the addition of this area in the
proposed General Plan update as an Urban Development Area, and
WHEREAS, at the public hearing before the Mohave County Planning
and zoning Commission on October 12, 1994, the Commission recommended
APPROVAL for a Rezone subject to the following:

1. The residential lots be zoned R-1/8M (Single Family
Residential/Eight Thousand Square Foot Minimum Lot Size),
and the wastewater treatment plant area be zoned M/2A
(General Manufacturing/Two Acre Minimum Lot Size).
2. The wastewater treatment plant will require a Specific Use
permit.
3. The lot size minimum will be based on the size of the lots
recorded on the Final Plat with no further lot splits.
4. The zoning be effective upon recordation of each individual
phase of the Final Plat of Royal Estates, Tract 3302.

WHEREAS, the notice of hearing was published in the Kingman Daily
Miner, a newspaper of general circulation in Kingman, Mohave County,
Arizona, October l6, 1994, and posted October 17, 1994, as required by
Arizona Revised Statutes and the Mohave County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at
their regular meeting on Thursday, November 3, 1994, APPROVED this
Rezone as recommended by the Mohave County Planning and Zoning
Commission and outlined herein.
