',"'" -, '..,.,jr \'j.- .,..:...::::o<v; .'-..t7r.&" RESOLUTION NO. 94-386 A RESOLUTION SETTING FORTH THE ACCEPTANCE OF ALL IMPROVEMENTS AND APPROVAL OF THE AS-BUILT PLANJi FOR SUNRISE VISTAS, TRACT 4108-B, A SUBDIVISION OF A PORTION OF THE SW\ OF SECTION 18, TOWNSHIP 19 NORTH, RANGE 21 WEST, LOCATED :IN THE SOUTH MORAVE VALLEY AREA, MORAVE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held November 3, 1994, a public hearing was conducted to determine whether approval should be granted for the acceptance of all improvements and approval of the as-built plans for Sunrise Vistas, Tract 4108-8, and WHEREAS, the owner/subdivider of this tract is Vanderslice 80 of Sherman Oaks, Cal~fornia, B & R Development of Fort Mohave, Arizona and Alexander-Catalina Development of Azusa, California. The engineer of record on this project is Robert L. Schuetz, P.E., of Mohave Engineering Associates, Inc., Kingman, Arizona, and WHEREAS, the proposed subdivision is located approximately one mile south of Bullhead City on Highway 95 and two m~les east of Highway 95 on Camp Mohave Road. The southwest corner of the proposed subdivision is at the intersection of Camp Mohave Road and Vanderslice Road. and WHEREAS, this final subdivision plan depicts 160 acres divided into 704 residential lots and 4.2 acres that w~ll be zoned for commercial use. This w~ll be accomplished through a special development (sn) implementation plan, and WHEREAS, this phase is 17.17 acres subdivided into 86 single family residential lots and two parcels, and WHEREAS, the water will be supplied by Bermuda Water Company, with electric power and telephone service supplied by Citizens Utilities Company. Sewage disposal will be provided by an on-site treatment plant. Fort Mojave Mesa Fire Department will be providing fire protection for this project and private carrier will be providing the solid waste (garbage) disposal to Mohave Valley Landfill, and - . . . RESOLUTION NO. 94-386 Page 2 WHEREAS, the Mohave County Public Works Director, Richard A. Skalicky, P.E., in a letter dated September 19, 1994, states: "All improvements have been completed by the developer. As-built plans, certifications and required reports have been submitted. The improvements have been inspected and substantially conform to the plans, specifications, and County Standards." Mr. Skalicky's Recommendations: "Placement on the Planning and Zoning Commission Agenda for approval of the As-built Plans and the release of all remaining Assurances.", and WHEREAS, at a public hearing on October 12, 1994, the Mohave County Planning and Zoning Commission recommended acceptance of the improvements and approval of the as-built plans for Sunrise Vistas, Tract 4l08-B, and WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation, in Kingman, Mohave County, Arizona on October 16, 1994, as required by the Arizona Revised Statutes and the Mohave County Zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Thursday, November 3, 1994, accepted the improvements and approved the as-built plans for Sunrise Vistas, Tract 4108-B, as recommended by the Mohave County Planning and Zoning Commission.
