PAGE 10F 2 ~OHAVE COUNTY BOARD OF SUPERVI50RS RECORDIHG FEE 0.00 HC G RESOLUTION NO. 94-385 A RESOLUTION SETTING FORTH APPROVAL OF AN EXTENSION COMPLETION OF IMPROVEMENTS FOR LAKE JUNIPER, TRACT PORTION OF SECTIONS 11 AND 14, TOWNSHIP 22 NORTH, LOCATED IN THE KINGMAN AREA, MORAVE COUNTY, ARIZONA. OF TIME FOR THE 3021-A, BEING A RANGE 17 WEST, WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held November 3, 1994, a public hearing was conducted to determine whether approval should be granted for an Extension of Time for the completion of improvements for Lake Juniper, Tract 3021-A, and WHEREAS, the owner/developer of this tract is Richard L. Neal, Kingman, Arizona. The Engineer of Record on this project is Stovall Engineers, Inc., Bullhead City, Arizona, and WHEREAS, the proposed subdivision is located approximately three miles north of the Kingman city limits on Stockton Hill Road. primary access is from Stockton Hill Road, and WHEREAS, the Preliminary Plan depicts 180 acres subdivided into 197 residential lots. The minimum lot size is 20,000 square feet and the maximum lot size is 55,000 square feet, to provide an overall density of 1.09 lots per acre, and WHEREAS, the water will be supplied by Lake Juniper Water Company, and electric power and telephone by Citizens Utilities Company. Sewage disposal will be by individual on-site septic systems. This subdivision is in the aualapai Fire District, and Mohave Sanitation will be collecting solid waste and transporting it to the Mohave County Landfill, and WHEREAS, Article 3.10 states, "Upon application to the Commission and prior to the expiration of the time limit, extensions in increments of one year may be granted by the Board if the subdivider is actively processing the Final Plat. If such action is not taken then all proceedings relating to the plat shall be terminated.", and WHEREAS, in a letter dated September 7, 1994, received by Planning and zoning September 8, 1994, Richard L. Neal states: "This is a request for a twelve month extension to complete the improvements in Lake Juniper Subdivision. . . . . RESOLUTION NO. 94-385 Page 2 "I have installed approximately 88% of the water lines, electrical and telephone conduit, and T.V. cable to date. I have also brought the roads up to grade where the utilities have been laid. "I have completed construction on the Stockton Hill Dam whiCh took thirteen months. I should be able to finish Unit one of Lake Juniper subidivsion this next extension.", and WHEREAS, the Preliminary Subdivision plan was approved by the Mohave County Board of Supervisors on June 5, 1989 via Resolution No. P&ZC: 89-71. On January 6, 1992, a first Extension of Time was granted by the Mohave county Board of Supervisors via BOS Resolution No. 92-19. On November 2, 1992, the second Extension of Time was granted via BOS Resolution No. 92-361. BOS Resolution No. 93-332 granted the third extension. This will be the fourth Extension of Time, and 1994, the Mohave APPROVAL of the WHEREAS, at a public hearing on October 12, County Planning and Zoning Commission recommended requested Extension of Time subject to the following: l. Compliance with all conditions as stated in Resolution No. P&ZC: 89-71. 2. The applicant shall continue to keep Parcel 309-57-042 (land held as assurance for the completion of improvements within Lake Juniper, Tract 302l-A) and Parcel 309-83-076 (Parcel "J", private roadways within Lake Juniper, Tract 3021-A) free of liens and encumbrances per the Deed of Trust agreement with Mohave County. 3. This Extension of Time will be in effect until September 17, 1995. WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation, in Kingman, Mohave County, Arizona on October 16, 1994, as required by the Arizona Revised Statutes and the Mohave County Zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Thursday, November 3, 1994, APPROVED the Time for the completion of improvements for Lake Juniper, l~ recommended by the Mohave County Planning and Zoning ct to the conditions outlined herein.
