PAGE 1 OF 2 MOHAVE COUHTY BOARD OF SUPE:RVISORS RECORDIf.G FEE 0.00 Ne RESOLUTION NO. 94-365 A RESOLUTION SETTING FORTH APPROVAL OF A FINAL SI1.BDIVISION PLAN FOR ALSTON CERBAT RIDGE, TRACT 3046-.11., :BEING A SUBDIVISION OF PARCEL "A" IN NEW KINGMAN ADDITION UNIT II, NE~ OF SECTION 30, TOWNSHIP 22 NORTH, RANGE 16 WEST, LOCATED IN THE KINGMAN AREA, MORAVE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held October 4, 1994, a public hearing was conducted to determine the approval of a Final Subdivision Plan for Alston Cerbat Ridge, Tract 3046-.11., and WHEREAS, the owner/subdivider of this tract is Alston Development, Inc., Kingman, Arizona. The engineer responsible for the preparation of the drainage report and design of this subdivision is Thomas H. Glenn, P.E., Kingman, Arizona, and WHEREAS, this property is located on the south side of Jagerson Avenue, south of Mohave Community College. The proposed subdivision is situated between North Van Nuys Street and North Bond Street. Access to the multi-family and commercial lots will be from Jagerson Avenue. Access to the single family lots will be from Carver and McVicar Avenues which will be extended through the subdivision, and WHEREAS, the Preliminary Plan depicts 13.35 acres subdivided into 32 lots, consisting of one commercial lot at 95,044 square feet, one mul ti-family residential lot at 95,044 square feet, and 30 single family residential lots ranging from 9,540 square feet to 10,654 square feet, and WHEREAS, this phase consists of 20 single family residential lots, and WHEREAS, electriC power, telephone, and gas will be provided by Citizens Utilities Company, domestic water by City of Kingman, sewage treatment by on-site septic systems, and solid waste disposal by a private carrier to Mohave County Landfill. Hualapai Valley Fire Department will provide fire protection, and WHEREAS, the Final Plat and all reqUired documentation for Alston Cerbat Ridge, Tract 3046-.11., has been reviewed by staff. All requirements of the Preliminary Plan have been satisfied and all required improvements have been constructed, and -' . . RESOLUTION NO. 94-365 Page 2 PAGE 2 OF 2 BK 2474 PG 24& (F~E:94~59209) WHEREAS, the Preliminary Plan for this subdivision was granted approval on October 4, 1993, via BOS Resolution No. 93-287. The improvements for this subdivision were accepted and the as-built plans were approved by the Board of Supervisors on October 4, 1994, via BOS Resolution No. 94-359, and WHEREAS, the Board of Supervisors APPROVES the Final Subdivision Plan for Tract 3046-A, subject to the following: 1. The Final Plat mylar has been submitted and reviewed. Recording fees may now be submitted. 2. The as-built mylars received by PubliC Works are of an inferior quality (the ink comes off) and are not acceptable. Prior to recordation of the Final Plat, copies of the as- built mylars which are acceptable to the Mohave County Engineer must be furnished to Public Works. 3. 30 days of recordation) and Zoning prior to A current Title Report (dated within must be furnished to Planning recordation. WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation, in Kingman, Mohave County, Arizona on September 18, 1994, as required by the Arizona Revised Statutes and the Mohave County Zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Tuesday, October 4, 1994, APPROVED the Final Subdivision Plan for Alston Cerbat Ridge, Tract 3046-A, subject to the conditions outlined herein.
