PAGE 1 OF 2 MOHAVE COUNTY BOARD OF SUPERVISORS RECORDIMG FEE 0.00 He RESOLUTION NO. 94-364 A RESOLUTION SETTING FORTH APPROVAL OF A FINAL SUBDIVISION PLAN FOR WALNUT CREEK ESTATES UNIT 3, TRACT 3043-A, A SUBDIVISION OF A PORTION OF SECTION 7, TOWNSHIP 20 NORTH, RANGE 17 WEST, LOCATED IN THE MCCONNICO PORTION OF THE MORAVE COUNTY GENERAL AREA, MORAVE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held October 4, 1994, a public hearing was conducted to determine the approval of a Final Subdivision Plan for Walnut Creek Estates Unit 3, Tract 3043-A, and WHEREAS, the owner/developer is Walnut Creek Development Company, Mr. Dennis Sim of Kingman, Arizona. The engineer responsible for plan preparation and the drainage study is Stovall Engineers, Inc., Bullhead City, Arizona, and WHEREAS, the Preliminary Plan depicts 211 acres subdiVided into 160 residential lots. Minimum lot size is one acre. Average density is 1.32 acres per lot. The project is to be developed in four phases. Roadways and drainage parcels A through F will be dedicated to Mohave County via Final Plat, and WHEREAS, this phase consists of 60.8 acres subdivided into 43 single family residential lots and two parcels, and WHEREAS, this property is located approximately one-half mile southwest of the Interstate 40/McConnico Road exit, on the west side of Oatman Road. The property is accessed through Walnut Creek Estates Unit 2. The property to the north and west is owned by BLM, and WHEREAS, water service will be provided by Walnut Creek Water Company; electric and telephone will be supplied by Citizens Utilities Company. The sewage disposal will be accommodated via individual septic systems. A variance from the requirements of the Uniform Fire Code granted by the Arizona State Fire Marshal' s Office allows fire hydrant spacing of 1800 feet and fire flows of 500 gpm. This subdivision is not within a fire district; however, Golden Valley Fire Department has stated they will respond in emergencies, and WHEREAS, the Final Plat and all required documentation for Walnut Creek Estates Unit 3, Tract 3043-A, has been reviewed by staff. All requirements of the Preliminary Plan have been satisfied and all required improvements have been constructed, and . . RESOLUTION NO. 94-364 Page 2 PAGE 2 O. 2 BK 2~74 PG 244 (.EE~94-59208) WHEREAS, the Preliminary Plan for this subdivision was granted approval on July 6, 1992, via BOS Resolution No. 92-236. The subdivision approval has been kept current via Extensions of Time. The improvements for this subdivision were accepted and the as-built plans were approved by the Board of Supervisors on October 4, 1994, via BOS Resolution No. 94-344, and WHEREAS, the Board of Supervisors APPROVES the Final Subdivision Plan for Tract 3043-A, subject to the following: 1. The Final Plat mylars and recording fees may now be submitted (as-built mylars have already been presented). 2. A current Title Report (dated within 30 days of recordation) must be furnished to Planning and Zoning prior to recordation. WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation, in Kingman, Mohave County, Arizona on September 18, 1994, as required by the Arizona Revised Statutes and the Mohave County Zoning Regulations.
