RESOLUTION NO. 94-363 A RESOLUTION SETTING FORTH APPROVAL OF A FINAL SUBDIVISION PLAN FOR DESERT SPRINGS RANCHOS, TRACT 3029, A SUBDIVISION OF A PORTION OF THE NW%, SW% AND A PORTION OF THE SW%, NW% SECTION 3, TOWNSHIP 40 NORTH, RANGE 15 WEST, LOCATED IN THE ARIZONA STRIP AREA, MOUAVE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held October 4, 1994, a pubU.c hearing was conducted to determine the approval of the Final Subdivison Plan for Desert Springs Ranchos, Tract 3029, and WHEREAS, the owners/subdividers of this property are Clayton and Sharon Bell of Desert Springs, Arizona. The engineer responsible for the preparation of the drainage report and design of this subdivision is Ron Whitehead, P.E., Bush and Gudgell, Inc., St. George, Utah, and WHEREAS, this Subdivision is located approximately one-half mile northeast of Littlefield on Interstate 15. From Interstate 15, access is via the south frontage road (a county road), then southeast on proposed Desert Springs Road, which is the access for this subdivision, and WHEREAS, the Final Plat depicts approximately 32 acres subdivided into 21 single family reSidential lots. Three of these lots are two acres; the remaining lots are one acre. The zoning is A-R (Agricultural-Residential), and WHEREAS, water will be supplied by individual wells. Electric power has been extended to each lot by Dixie Escalante R.E.A., and telephone service has been provided to each lot by Rio Virgin Telephone Company, and WHEREAS, the Final Plat and all required documentation for Desert Springs Ranchos, Tract 3029, has been reviewed by staff. All requi.rements of the Preliminary Plan have been sati.sfi.ed and all required i.mprovements have been constructed, and WHEREAS, the Preliminary Plan for this subdivision was granted approval on May 1, 1991, via BOS Resoluti.on No. 91-115. The subdiviSion approval has been kept current via Extensions of Time. The improvements for this subdivision were accepted and the as-built plans were approved by the Board of Supervisors on October 4, 1994, via BOS Resolution No. 94-323, and ~ . . t RESOLUTION NO. 94-363 Page 2 PAGE 2 OF 2 BK 2~7~ PG 2~1 (FEEt9~-~9207) WHEREAS, the Board of Supervisors APPROVES the Final Subdivision Plan for Tract 3029, subject to the following: 1. All mylars (Final Plat and as-built plans) and recording fees may now be submitted. 2. The Subdivision mylars may not be recorded until the Arizona Department of Environmental Quality issues a certificate of approval for the subdivision' s water and sewage disposal systems, and a copy is furnished to the Planning and Zoning Department. 3. A current Title Report (dated within 30 days of recordation) must be furnished to Planning and Zoning prior to recordation, WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation, in Kingman, Mohave County, Arizona on September 18, 1994, as required by the Arizona Revised Statutes and the Mohave County Zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Tuesday, October 4, 1994, APPROVED the Final Subdivision Plan for Desert Springs Ranchos, Tract 3029, subject to the conditions outlined herein, Attest: Mohave County Board of Supervisors ~~.~ wa~d, {A~~~an
