A RESOLUTION SETTING FORTH ACCEPTANCE OF ALL IMPROVEMENTS AND APPROVAL
OF T~~ AS-BUILT PLANS FOR ALSTON CERBAT RIDGE, TRACT 3046-A, BEING A
SUBDIVISION OF PARCEL "A" IN NEW KINGMAN ADDITION UNIT II, NE~ OF
SECTION 30, TOWNSHIP 22 NORTH, RANGE 16 WEST, LOCATED IN THE KINGMAN
AREA, MOHAVE COUNTY, ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board of
Supervisors held October 4, 1994, a public hearing was conducted to
determine the acceptance of all improvements and approval of as-built
plans for Alston Cerbat Ridge, Tract 3046-A, and
WHEREAS, the owner/subdiVider of this tract is Alston
Development, Inc., Kingman, Arizona. The engineer responsible for the
preparation of the drainage report and design of this subdivision is
Thomas H. Glenn, P.E., Kingman, Arizona, and
WHEREAS, this property is located on the south side of Jagerson
Avenue, south of Mohave Community College. The proposed subdivision
is situated between North Van Nuys Street and North Bond Street.
Access to the multi-family and commercial lots will be from Jagerson
Avenue. Access to the single family lots will be from Carver and
McVicar Avenues, which will be extended through the subdivision, and
WHEREAS, the Preliminary Plan depicts 13.35 acres subdivided into
32 lots consisting of one commercial lot at 95, 044 square feet, one
mul ti-family residential lot at 95,044 square feet, and 30 single
family residential lots ranging from 9,540 square feet to 10,654
square feet, and
WHEREAS, this phase consists of 20 single family residential
lots, and
WHEREAS, electric power, telephone, and gas will be provided by
Citizens Utilities Company, domestic water by City of Kingman, sewage
treatment by on-site septic systems, and solid waste disposal by a
private carrier to Mohave County Landfill. Hualapai Valley Fire
Department will provide fire protection, and
WHEREAS, the Preliminary Plan for this project was approved
October 4, 1993, via BOS ReSOlution No. 93-287, and

WHEREAS, the Final Plat and all required documentation for Alston
Cerbat Ridge, Tract 3046-A, has been reviewed by staff. Acceptance of
the improvements and approval of the as-built plans will allow the
recordation of this development, and
WHEREAS, at a public hearing on September 14, 1994, the Mohave
County Planning and Zoning CommiSSion recommended acceptance of the
improvements and approval of the as-built plans based upon the
following:
The Mohave County Engineer, Harold J . Ganyo , P. E., in a
letter dated August 9, 1994, states: "All improvements of
Alston Cerbat Ridge. Tract 3046-A, have been completed by
the developer. As-built plans and reports have been
submitted. The improvements have been inspected and
substantially conform to the plans, specifications, and
County Standards."
Mr. Ganyo's recommendations:
"Placement on the Planning and Zoning Commission Agenda for
review and recommendation for acceptance of the As-Built
Improvement Plans."
WHEREAS, the notice of hearing was published in the Kingman Daily
Miner, a newspaper of general circulation, in Kingman, Mohave County,
Arizona on September 18, 1994, as required by the Arizona Revised
Statutes and the Mohave County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at
their regular meeting on Tuesday, October 4, 1994, accepted the
improvements and approved the as-built plans for Alston Cerbat Ridge,
Tract 3046-A, as recommended by the Mohave County Planning and Zoning
Commission, subject to the conditions outlined herein.
