PAGE 1 OF 2 MOHAVE COUNTY BOARD OF SUPERVISORS RECORDING FEE 0.00 Ne RESOLUTION NO. 94-356 A RESOLUTION SETTING FORTH A SPECIFIC USE PERMIT OF A PORTION OF THE SE% OF SECTION 33, AS SHOWN ON RECORD OF SURVEY, PAGE 7, BOOK 58, TOWNSHIP 20 NORTH, RANGE 13 WEST, FOR THE ESTABLISHMENT OF A MEAT PROCESSING PLANT IN AN M-X (HEAVY-MANUFACTURING) ZONE IN THE MORAVE COUNTY GENERAL AREA, MORAVE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on October 4, 1994, a public hearing was conducted to determine whether approval should be granted for a Specific Use Permit for the above described property to John and Marcia Nelssen of Kingman, Arizona, and WHEREAS, the property is located south of 1-40 and east of Arizona Highway 93, appro~imately seven miles south of the 1-40/Hwy. 93 interchange. The site is accessed directly from Highway 93, and WHEREAS, the surrounding land use consists of vacant land. The area is primarily used for ranching, and WHEREAS, the two-acre site proposed for rezoning is part of an BO-acre parcel. There is a home and workshop on the parcel, with the two-acre parcel vacant, and WHEREAS, the property drops off to the east away from Highway 93. The proposed building will most likely not be visible from Highway 93 due to the slope of the terrain and the distance from the highway, and WHEREAS, the owner proposes to use the site for a meat processing plant. The owner proposes to construct a building approximately 30x30 for the processing operation, and WHEREAS, the owner has indicated that the processing plant will be used primarily for personal use. They intend to process 5 to 10 animals per year. State regulations permit a maximum of 45 animals to be processed per year, and WHEREAS, review of Floodplain Map #040058-2550B indicates this parcel to be in Zone A, an area of 100-year flood, base flood elevations and flood hazard factors not determined. This parcel requires a Floodplain Use Permit for any development, and ~ . . RESOLUTION NO. 94-356 Page 2 PAGE :2 OF 2 BK 2~7~ PG 229 (FEE~94~~9201) WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on September 14, 1994, the Commission recommended APPROVAL for a Specific Use Permit subject to the following: 1. The applicant comply with all applicable provisions of the Mohave County Zoning Regulations. 2. That the SpeCific Use Permit be for a meat processing plant; any new use will require a Specific Use Permit. 3. WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona, September 18, 1994, and posted September 16, 1994, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Tuesday, October 4, 1994, APPROVED this SpeCific Use Permit as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
