PAGE 1 OF ~ ~ MOHAVE COUNTY BOARD OF SUPERVISORS RECORDIHG FEE 0.00 HC RESOLUTION NO. 94-348 A RESOLUTION SETTING FORTH A REZONE OF PARCEL 44-A, PEACOCK MOUNTAIN RANCHES, SECTION 7, TOWNSHIP 21 NORTH, RANGE 15 WEST, AS SHOWN IN BOOK 1 OF PARCEL PLATS, PAGES 85 TO 85C, FROM A-R/10A (AGRICULTURAL- RESIDENTIAL/TEN ACRE MINIMUM LOT SIZE) TO A-R/5A AND A-R/4A (AGRICULTURAL-RESIDENTIAL/FIVE AND FOUR ACRE MINIMUM LOT SIZE) IN THE MOHAVE COUNTY GENERAL AREA, MOHAVE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on October 4, 1994, a public hearing was conducted to determine whether approval should be granted for a Rezone for the above described property to Rand and Annette Holmquist of Kingman, Arizona, .and WHEREAS, the property is located south of Taos Drive and east of Arroyo Drive. This land is accessed via Round-Up Avenue, then west on Taos Drive, then south on Arroyo Drive to the site, and WHEREAS, the property is vacant and the terrain is flat to rolling. A wash crosses the property from southeast to northwest, and WHEREAS, there are no residences or development in the vicinity of the property, and WHEREAS, review of FEMA Floodplain Map #040058-2350C indicates this parcel to be in Zone C, an area of minimal flooding, and WHEREAS, at the publiC hearing before the Mohave County Planning and Zoning Commission on September 14, 1994, the Commission recommended APPROVAL for a Rezone subject to the following: 1. The two westerly parcels are to be zoned A-R/SA (Agricultural-Residential/Five Acre Minimum Lot Size). The two easterly parcels are to be zoned A-R/4A (Agricultural- Residential/Four Acre Minimum Lot Size). 2. Submi ttal and recordation of a Parcel Plat prepared in accordance wi th Article 3.16 of the Mohave County Subdivision Regulations and l02.04-B of the Standard Specifications. . . . That the Board of Supervisors accept the dedication of a 50- foot road right-of-way and cul-de-sac with a minimum 45-foot radius bulb, two 20-foot radius curves at the intersection points of the cul-de-sac and Arroyo Drive, and acceptance of a 20-foot radius curve at the intersection of Taos Drive and Arroyo Drive. The name for the proposed roadway shall be called Holen Circle. Also, that the Board accept the granting of an eight-foot PUE along the north and west sides of the parcel to also follow the perimeter of the cul-de-sac road. The dedication, acceptance, and granting required by the resolution shall be shown on the Parcel Plat and accepted by the Board of Supervisors upon Parcel Plat recordation. 4. If these conditions are not met within one year, this approval will expire. If at the expiration of this period the property has not been improved to meet the use for which it was conditionally approved, the Board (after notification by registered mail to the owner and applicant who requested the rezoning) shall SChedule a public hearing to grant an extension, determine compliance with the schedule for development, or cause the property to revert to its former 2'oning classification. This action is in accordance with Ari2'ona Revised Statutes Annotated, Title 11, Chapter 6, 11- 832. WHEREAS, the notice of hearing was publiShed in the Kingman Daily Miner, a newspaper of general circulation in Kingman, Mohave county, Arizona, September 18, 1994, and posted September 16, 1994, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations. .... -. . . .
