RESOLUTION NO. 94-346
A RESOLUTION SETTING FORTH A REZONE OF PARCEL 203-C, SECTION 25,
TOWNSHIP 23 NORTH, RANGE 17 WEST, AS SHOWN IN BOOK 9, PAGE 65, RECORD
OF SURVEY, FROM A-R/10A (AGRICULTURAL-RESIDENTIAL/TEN ACRE MINIMUM LOT
SIZE) TO A-R/5A (AGRICULTURAL-RESIDENTIAL/FIVE ACRE MINIMUM LOT SIZE)
IN THE MOHAVE COUNTY GENERAL AREA, MOHAVE COUNTY, ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board of
Supervisors held on October 4, 1994, a public hearing was conducted to
determine whether approval should be granted for a Rezone for the
above described property to Alan and Linda Chan of Flagstaff, Arizona,
and
WHEREAS, the land is located south of Wilks Ranch Road and east
of Stockton Hill Road, The site is accessed via Stockton Hill Road,
then east on Wilks Ranch Road, then south on Parker Street to the
site, and
WHEREAS, this land is primarily flat with no significant drainage
on site. The land is vacant with no residences in the immediate area,
and
WHEREAS, review of Floodplain Map #040058-2155B indicates this
parcel is located in Zone C, an area of minimal flooding, and
WHEREAS, the created parcels are in conformance with the Long
Mountain Area Plan, and
WHEREAS, at the public hearing before the Mohave County Planning
and Zoning Commission on September 14, 1994, the Commission
recommended APPROVAL for a Rezone subject to the following:
1. The parcels be zoned A-R/5A (Agricultural-Residential/Five
Acre Minimum lot size).
2. Submittal and recordation of a Parcel Plat prepared in
accordance wi. th Article 3.16 of the Mohave County
Subdivision Regulations and 102.04-B of the Standard
Specifications.
3. Each parcel shall meet or exceed its respective acreage
exclusive of roadways.

4. The Parcel Plat shall show any surface drainage and FEMA

6. The Rezone shall not become effective for 30 days after
final Board of Supervisors approval for the change in
classification, as per ARS 11-829E, and all conditions of
the Rezone have been satisfied,
7. If these conditions are not met within one year, this
approval will expire. If at the expiration of this period
the property has not been improved to meet the use for which
it was conditionally approved, the Board (after notification
by registered mail to the owner and applicant whO requested
the rezoning) shall schedule a public hearing to grant an
extension, determine compliance with the schedule for
development, or cause the property to revert to its former
zoning classification. This action is in accordance with
Arizona Revised Statutes Annotated, Title 11, Chapter 6, 11-

WHEREAS, the notice of hearing was published in the Kingman Daily
Miner, a newspaper of general circulation in Kingman, Mohave County,
Arizona, September 18, 1994, and posted September 16, 1994, as
required by Arizona Revised Statutes and the Mohave County Zoning
Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at
their regular meeting on Tuesday, October 4, 1994, APPROVED this
Rezone as recommended by the Mohave County Planning and Zoning
Commission and outlined herein.
