A RESOLUTION SETTING FORTH A REZONg OF PARCEL 45-A, PEACOCK MOUNTAIN
RANCHES, BOOK 1 OF PARCEL PLATS, PAGE 85-85C, SECTION 7, TOWNSHIP 21
NORTH, RANGE 15 WEST FROM A-R/10A (AGRICULTURAL-RESIDENTIAL/TEN ACRE
MINIMUM LOT SIZE) TO A-R/4A (AGRICULTURAL-RESIDENTIAL/FOUR ACRE
MINIMUM LOT SIZE) IN THE MOItAVE COUNTY GENERAL AREA, MOItAVE COUNTY,
ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board of
Supervisors held on October 4, 1994, a public hearing was conducted to
determine whether approval should be granted for a Rezone for the
above described property to Stephen and Angela Wilks of Golden Valley,
Arizona, and
WHEREAS, the property is located west of Roundup Drive and north
of Siesta Road. This land is accessed via D. W . Ranch Road from
Interstate 40, then east on the 1-40 frontage road, then south on
Roundup Drive, then west on Siesta Drive to the site, and
WHEREAS, the site is flat to gently rolling and vacant. No
significant washes or drainage cross the property. There are no
residences in the surrounding area, and
WHEREAS,
parcels, two

the owner intends to split the property into five
parcels of five acres and three parcels of four acres,
WHEREAS, access for these parcels will be via an existing 50-foot
roadway, and
WHEREAS, review of FEMA Floodplain Map #040058-2350C indicates
this parcel is located within Zone C, an area of minimal flooding, and
WHEREAS, at the public hearing before the Mohave County Planning
and Zoning Commission on September 14, 1994, the Commission
recommended APPROVAL for a Rezone subject to the following:
1. The three easterly parcels be zoned A-R/4A (Agricultural-
ReSidential/Four Acre Minimum Lot Size). The two westerly
parcels be zoned A-R/5A (Agricultural-Residential/Five Acre
Minimum Lot Size).

2. Submi ttal and recordation of a Parcel Plat prepared in
accordance wi th Article 3.16 of the Mohave County
Subdivision Regulations and 102.04-B of the Standard
Specifications.
3. That the Board of Supervisors accept the dedication of a 50-
foot right-of-way with a minimum 45-foot radius cul-de-sac
bulb. This shall be complete with two 20-foot radius curves
where the proposed 50-foot right-of-way intersects Siesta
Road. The cul-de-sac bulb will need two 20-foot minimum
radius curves to make the transition from the straight
section of the right-of-way to the cul-de-sac bulb. In
addition, the proposed roadway and cul-de-sac shall be named
Matthew Circle, and shall be shown on the Parcel Plat and
accepted by the Board upon Parcel Plat recordation.
4. That the Board of Supervisors accept the granting of an 8-
foot PUE along Siesta Road and around the perimeter of the
cul-de-sac.
5. Each parcel shall meet or exceed its respective acreage
exclusive of roadways.
6. Each parcel shall have legal access.
7. The Parcel Plat shall show any surface drainage and FEMA
flood zones.

9. The Rezone shall not become effective for 30 days after
final Board of Supervisors approval for the change in
classification, as per ARS ll-829E, and all conditions of
the Rezone have been satisfied.
10. If these conditions are not met within one year, this
approval will be void. If at the expiration of this period
the property has not been improved to meet the use for which
it was conditionally approved, the Board (after notification
by registered mail to the owner and applicant who requested
the rezoning) shall schedule a public hearing to grant an
extension, determine compliance with the sChedule for
development, or cause the property to revert to its former
zoning classification. This action is in accordance with
Arizona Revised Statutes Annotated, Title 11, Chapter 6, 11-
832.

WHEREAS, the notioe of hearing was published in the Kingman Daily
Miner, a newspaper of general ciroulation in Kingman, Mohave County,
Arizona, September 18, 1994, and posted September 16, 1994, as
required by Arizona Revised Statutes and the Mohave County Zoning
Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at
their regular meeting on Tuesday, Ootober 4, 1994, APPROVED this
Rezone as reoommended by the Mohave County Planning and Zoning
Commission and outlined herein.
