PAGE 1 OF 3 nOHAVE COUNTY BOARD OF SUPERVISORS RECORDING fEE 0,00 He RESOLUTION NO. 94-343 A RESOLUTION SETTING FORTH A REZONE OF A PORTION OF THE NE~, NE% OF SECTION 10, TOWNSHIP 21 NORTH, RANGE 19 WEST FROM A-R (AGRICULTURAL- RESIDENTIAL) ZONE TO C-MO (COMMERCIAL-MANUFACTURING OPEN LOT STORAGE) AND C-2H (GENERAL-COMMERCIAL HIGHWAY FRONTAGE) ZONE IN THE GOLDEN VALLEY AREA, MOHAVE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on October 4, 1994, a public hearing was conducted to determine whether approval should be granted for a Rezone for the above described property to G. V. Development, Inc., Bullhead City, Arizona, and WHEREAS, the land is located north of Highway 68 and west of Estrella Road. The site is accessed from Highway 68 via Estrella Road. The property is bounded by Highway 68 to the south, Escuela Road on the west, Chino Drive on the north and Estrella Road on the east, and WHEREAS, the surrounding land uses consist of a few scattered residential dwellings and vacant land. There is a commercial business located south of the site on the southern side of Highway 68. The land proposed for rezoning is vacant, and WHEREAS, there is an Arizona Department of Transportation (ADOT) flowage easement located on a portion of the southern side of the property adjacent to Highway 68. ADOT has indicated that no permanent structures are permitted within the boundaries of the flowage easement, and WHEREAS, the applicant proposes two acres of C-MO zoning on the southwest corner of the site with the remaining 16 acres proposed for C-2H zoning. The developer has indicated that the site will be used for open storage for boats and RVs, a sales office, and models for manufactured homes, and . . . RESOLUTION NO. 94-343 Page 2 PAGE 2 Qf 3 ~K 2~?4 PG 199 (f~Et94-~9t90) WHEREAS, review of Floodplain Map #040058-2325B indicates this parcel to be in Zone A, an area of lOO-year flood, base flood elevations and flood hazard factors not determined. This parcel requires a Floodplain Use Permit for any development, and WHEREAS, the Golden Valley/Sacramento Valley Area Plan indicates this area as commercial, and WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on September 14, 1994, the Commission recommended APPROVAL for a Rezone subject to the following: 1. The southwestern parcel be zoned C-MO/2A (Commercial Manufacturing Open Lot Storage/Two Acre Minimum Lot Size), and the remainder to be zoned C-2H/10A (General Commercial Highway Frontage/Ten Acre Minimum Lot Size). 2. WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona, September 18, 1994, and posted September 16, 1994, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Tuesday, October 4, 1994, APPROVED this Rezone as recommended by the MOhave County Planning and Zoning Commission and outlined herein.
