A RESOLUTION SETTING FORTH A ZONING USE PERMIT OF THE NORTHERLY 185.69
FEET OF LOT 8, BLOCK H, GOLDEN SAGE RANCHOS, UNIT 65, SECTION 9,
TOWNSHIP 21 NORTH, RANGE 18 WEST FOR THE ESTABLISHMENT OF A SINGLE
FAMILY RESIDENCE IN A C-2H (GENERAL-COMMERCIAL/HIGHWAY FRONTAGE) ZONE,
LOCATED IN THE GOLDEN VALLEY AREA, MOHAVE COUNTY, ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board of
Supervisors held on October 4, 1994, a public hearing was conducted to
determine whether approval Should be granted for a Zoning Use Permit
for the above described property to Dimos Thanasu1as of Golden Valley,
Arizona, and
WHEREAS, the land is located north of Highway 68 and east of
Verde Road. This site is accessed from Highway 68, and
WHEREAS, this land is primarily flat with no significant drainage
on site. There are utilities on the north boundary of the property.
The property to the south has a commercial restaurant. There are
residences to the north of the site, and the areas to the west and
east are vacant, and
WHEREAS, review of Floodplain Map #40058-2325B indicates this
parcel is located in Zone A, an area of 100-year flood with base flood
elevations and flood hazard factors not determined. A Floodplain Use
Permit is required for any development, and
WHEREAS, at the public hearing before the Mohave County Planning
and Zoning Commission on September 14, 1994, the Commission
recommended APPROVAL for a Zoning Use Permit subject to the following:
1. The applicant comply with all applicable provisions of the
Mohave County Zoning Regulations.
2.
That appropriate zoning, building,
floodplain permits be obtained.

3. If construction or use has not commenced within one year of
Board approval of the zoning Use Permit or if the use has
been discontinued for six months, then approval shall
terminate at that date.

4. This Zoning Use Permit is subject to revocation upon 60 days
notification by the Board of Supervisors if, in the opinion
of the Commission and Board, the continued use of the
property would be contrary to the public health, safety, and
welfare.
WHEREAS, the notice of hearing was published in the Kingman Daily
Miner, a newspaper of general circulation in Kingman, Mohave County,
Arizona, September 18, 1994, and posted September 16, 1994, as
required by Arizona Revised Statutes and the Mohave County Zoning
Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at
their regular meeting on Tuesday, October 4, 1994, APPROVED this
Zoning Use Permit as recommended by the Mohave County Planning and
Zoning Commission and outlined herein.
