A RESOLUTION SETTING FORTH
22, TOWNSHIP 19 NORTH,
RESIDENTIAL) ZONE TO C-2H
IN THE SOUTH MOHAVE VALLEY
A REZONE OF A PORTION OF THE SE~ OF SECTION
RANGE 22 WEST, FROM A-R (AGRICULTURAL-
(GENERAL-COMMERCIAL HIGHWAY FRONTAGE) ZONE
AREA, MORAVE COUNTY, ARIZONA,
WHEREAS, at the regular meeting of the Mohave County Board of
Supervisors held on October 4, 1994, a public hearing was conducted to
determine whether approval should be granted for a Rezone for the
above described property to Safeway, Inc. of Tempe, Arizona, and
WHEREAS, the property is located north of El Rodeo ROad and west
of Highway 95. The $i te can be accessed directly from Highway 95.
The project will also provide access to Aztec ROad, and
WHEREAS, surrounding land uses consist of vacant land to the west
and north and scattered commercial businesses along Highway 95, and
WHEREAS, the terrain of the site is primarily flat. The El Rodeo
Drainage Channel runs along the southern boundary of the site, and
WHEREAS, the owner of the property intends to develop a
commercial shopping area on the site. The plan includes a number of
retail spaces in connection with a large y,,'ucery marketplace and
separate pads for a bank, gas station and fast food restaurant, and
WHEREAS, review of Floodplain Map #040058-2445C indicates this
parcel to be in Zone AO, an area of lOO-year shallow flooding where
depths are between one and three feet. Base flood elevations are
shown, but no flood hazard factors are determined. A Floodplain Use
Permit is required for development, and
WHEREAS, at the public hearing before the Mohave County Planning
and Zoning Commission on September 14, 1994, the Commission
recommended APPROVAL for a Rezone subject to the following:
1, The parcel be zoned C-2H/8A (General-Commercial Highway
Frontage/Eight Acre Minimum Lot Size).

3. The applicant comply with all applicable provisions of the
Mohave County Zoning Regulations and Section 27.P (Site Plan
Requitements) prior to the opening for business.
4. The Rezone shall not become effective until 30 days after
final approval of the change in classification by the Board
of Supervisors, as per ARS 11-829E, and all conditions of
the Rezone have been satisfied.
WHEREAS, the notice of hearing was published in the Kingman Daily
Miner, a newspaper of general circulation in Kingman, Mohave County,
Arizona, September 18, 1994, and posted September 16, 1994, as
required by Arizona Revised Statutes and the Mohave County zoning
Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at
their regular meeting on Tuesday, October 4, 1994, APPROVED this
Rezone as recommended by the Mohave County Planning and Zoning
Commission and outlined herein.
