A RESOLUTION SETTING FORTH A ~EZONE OF A PORTION OF THE N~ OF SECTION
31 EXCEPT THE NORTHERLY 42 FEET AND THE EASTERLY 35 FEET THEREOF,
TOWNSHIP 19 NORTH, RANGE 21 WEST, TO BE KNOWN AND SUBDIVIDED AS RANCHO
RIO BONITO, TRACT 4150, FROM A-R (AGRICULTURAL-RESIDENTIAL) ZONE TO R-
o (SINGLE FAMILY RESIDENTIAL/HOMES ONLY) ZONE IN THE SOUTH MORAVE
VALLEY AREA, MORAVE COUNTY, ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board of
Supervisors held on October 4, 1994, a public hearing was conducted to
determine whether approval should be granted for a Rezone for the
above described property to Holland West, Inc. of Bullhead City,
Arizona, and
WHEREAS, the land is located east of Highway 95 and south of Joy
Lane. The property is accessed from Highway 95 via Joy Lane, then
east to the site, and
WHEREAS, surrounding land uses consist of vacant land to the
north, east and south. There is a single family Subdivision to the
west ( Sun Valley) and a residential subdivision with an aircraft
landing strip (Sun Valley Airport) located to the northwest, and
WHEREAS, the property to the east is proposed for a single family
residential subdivision known as PalOS Verdes Estates, Tract 4131, and
WHEREAS, this development is on the eastern portion of the site
that was previously known as Ranch on Joy Lane. Because the plan for
Ranch on Joy Lane has been changed, that subdivision plan is no longer
valid, and
WHEREAS, the developer proposes 254 single family lots,
space/drainage parcels and a gas line easement. The lots will
in size from 6,000 to 13,838 square feet, with the average size
6,000 square feet, and

WHEREAS, review of Floodplain Map #040058-2445Cindicates this
parcel to be in Zone A, an area of 100-year flood, base flood
elevations and flood hazard factors not determined. This parcel
requires a Floodplain Use Permit for any development, and

WHEREAS, at the public hearing before the Mohave County Planning
and Zoning Commission on September 14, 1994, the Commission
recommended APPROVAL for a Rezone subject to the following:
1. The property be zoned R-O/6M (Single Family Residential
Homes Only/Six Thousand Square Foot Minimum Lot Size).
2. The lot size minimum will be based on the size of the lots
recorded on the Final Plat with no further lot splits.
3. The zoning be effective upon recordation of each individual
phase of the Final Plat of Rancho Rio Bonito, Tract 4150.

WHEREAS, the notice of hearing was published in the Kingman Daily
Miner, a newspaper of general circulation in Kingman, Mohave County,
Arizona, September 18, 1994, and posted September 16, 1994, as
required by Arizona Revised Statutes and the Mohave County Zoning
Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at
their regular meeting on Tuesday, October 4, 1994, APPROVED this
Rezone as recommended by the Mohave County Planning and Zoning
Commission and outlined herein.
