RESOLUTION NO. 94-329
A RESOLUTION SETTING FORTH APPROVAL OF AN ~TENSION OF 'rIME FOR THE
APPROVED PRELIMINARY SUBDIVISION PLAN OF PINE RIVER ESTATES, TRACT
4128, BEING A PORTION OF THE N~, SE~, NE~, SW~, SECTION 25, TOWNSHIP
19 NORTH, RANGE 22 WEST, LOCATED IN THE SOUTH MORAVE VALLEY AREA,
MOHAVE COUNTY, ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board of
Supervisors held October 4, 1994, a public hearing was conducted to
determine whether approval should be granted for an Extension of Time
for the approved Preliminary Plan of Pine River Estates, Tract 4128,
and
WHEREAS, the owner/developer of this tract is Jim Athanas of Las
Vegas, Nevada. The engineering firm responsible for the preparation
of the overall plan and the drainage study is Territorial Engineers,
Incorporated of Bullhead City, Arizona, and
WHEREAS, this subdivision is located approximately three miles
south of Bullhead City and is approximately one and one-half miles
east of SR 95, and
WHEREAS, the Preliminary Plan as reviewed depicts five acres
subdivided into 17 single family residential lots. The lots range in
size from 10,000 square feet to 11,250 square feet, yielding a density
of 3.38 lots per acre, and
WHEREAS, the proposed development is bordered on the north and
west by the proposed subdivision Sun Desert Estates, Tract 4121; to
the south by unSubdivided land; and on the east by the proposed
subdivision Charisma, Tract 4109, and
WHEREAS, water service will be provided by the Bermuda Water
Company to all lots. Electric power will be provided by Mohave
Electric Cooperative, and telephone service will be provided by
Ci tizens Utili ties. Indi vidual on-si te septic systems will
accommodate sewage disposal, and
WHEREAS, the South Mohave Valley Area Plan has been amended to
accommodate this development, and

WHEREAS, Article 3.10-1 states, "Upon application to the
Commission and prior to the expiration of the time limit, extensions
in increments of one (1) year may be granted by the Board if the
subdivider is actively processing the Final Plat. If such action is
not taken, then all proceedings relating to the plat shall be
terminated.", and
WHEREAS, in a letter dated July 28, 1994, Charles K. Dewald,
P.E., representative of the developer, advised that the project
improvement plans have been completed, reviewed and approved by County
staff. The Final Plat has been approved by the Board of Supervisors.
Outstanding items prior to recordation are ADEQ approval, posting of
assurances, and off-site access to a dedicated publiC roadway. This
project does not have access until Sun Desert Estates is recorded, and
WHEREAS, the Preliminary Plan for this subdivision was approved
via BOS Resolution No. 91-64 on March 4, 1991. The Final Plat for
this subdivision was approved via BOS ReSOlution NO. 91-338 on
December 16, 1991, but has not been recorded. This Extension of Time
will serve as the first and second Extensions of Time, and

WHEREAS, at a publiC hearing on September 14,
County Planning and Zoning Commission recommended
requested Extension of Time subject to the following:
1. Compliance with all conditions as stated in BOS ReSOlution
Nos. 91-64 and 91-338.
2. This Extension of Time will be in effect until March 4,
1995.
WHEREAS, the notice of hearing was published in the Kingman Daily
Miner, a newspaper of general circulation, in Kingman, Mohave County,
Arizona on September 18, 1994, as required by the Arizona Revised
Statutes and the Mohave County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at
their regular meeting on Tuesday, October 4, 1994, APPROVED the
Extension of Time for Pine River Estates, Tract 4128, as recommended
by the Mohave County Planning and Zoning Commission, subject to the
conditions outlined herein.
