PAGE 1 OF 2 nOHAVE COUNTY BOARD Of SUPERVISORS RECORDI~G FEE 0.00 HG RESOLUTION NO. 94-321 A RESOLUTION SETTING FORTH APPROVAL OF AN EXTENSIQ~ OF TIME FOR THE COMPLETION OF IMPROVEMENTS IN SENITA VILLAGE RV PARK, BEING A PORTION OF THE SW~, SE%, SECTION 32, TOWNSHIP 40 NORTH, RANGE 16 WEST, LOCATED IN THE ARIZONA STRIP AREA, MORAVE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held October 4, 1994, a public hearing was conducted to determine whether approval should be granted for an Extension of Time for the completion of improvements for Senita Village RV park, and WHEREAS, this RV park site is located directly east of Mesquite, Nevada. The access to this site is Interstate 15, exiting at the North Mesqui te interchange, then east on County Highway 91 approximately one-half mile, and WHEREAS, review of Floodplain Map #040058-0200B indicates this area to be clear of a designated floodplain. Highway 91 borders this vacant parcel on the north, residential homes border it On the west, the Peppermill Golf Course borders it On the east, and vacant BLM land adjoins the site on the south, and WHEREAS, the property oWners have obtained a zone change from A-R to S-D/C-RE (Special Development/Commercial Recreation) to allow for a recreation vehicle park via BOS Resolution No. 91-305. The size of this development is approximately 26 acres. The developer proposes 347 spaces, a store, storage area, wastewater treatment plant and a club house as part of a 76,000 square foot recreation area, and WHEREAS, water service will be provided by Mesquite Farmstead Water Association. Sewer will be accommodated via an on-site treatment facility. Electric service will be provided by Dixie Escalante Rural Electric Association, Inc., and WHEREAS, BOS Resolution No. 91-305 set forth the following requirement in condition number 19; If these conditions are not met within one (1) year this approval shall be void. If at the expiration of this period the property has not been improved for the use for which it was conditionally approved, the Board, after notification by registered mail to the owner and applicant who requested the rezoning, shall schedule a public hearing to grant an extension, determine compliance with the schedule for development or cause the property to revert to its former zoning classification in accordance with Arizona Revised Statutes Annotated, Title 11, Chapter 6, 11-832, and . . . RESOLUTION NO. 94-321 Page 2 P~GE 2 OF 2 BK 2474 PG 1~2 (FEE~9+-59171) WHEREAS, in a letter dated July 29, 1994, Mr. Jimmie Hughes advises that the extension is necessary to make minor modifications to the layout of the park and complete all required permits and approvals. The completion schedule aims for commencement of construction in November of 1994 and completion of the park in the late spring Of 1995, and WHEREAS, the resolution which established this Mobile Home Park Plan was conditionally approved by the Mohave County Board of Supervisors on July 6, 1992, via Board of Supervisors Resolution NO. 92-227. This will be the first Extension of Time, and WHEREAS, at a publiC hearing on September 14, 1994, the Mohave County Planning and Zoning Commission recommended APPROVAL of the requested Extension of Time subject to the following: 1. Compliance with all conditions as stated in BOS Resolution Nos. 91-305 and 92-227. 2. This Extension Of Time will be in effect until July 6, 1995. WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation, in Kingman, Mohave County, Arizona on September 18, 1994. as required by the Arizona Revised Statutes and the Mohave County Zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Tuesday, October 4, 1994, APPROVED the Extension of Time for Senita Village RV Park, as recommended by the Mohave County Planning and Zoning Commission, subject to the conditions outlined herein.
