A RESOLUTION SETTING FORTH A REZONE OF LOT 56. ZAFIRO ACRES.
SUNWARD HOI RANCHES, SECTION S, TOWNSHIP 22 NORTH, RANGE 16 WEST
FROM A-R/10A (AGRICULTURAL-RESIDENTIAL/TEN ACRE MINIMUM LOT SIZE)
TO A-R/SA (AGRICULTURAL-RESIDENTIAL/FIVE ACRE MINIMUM LOT SIZE)
IN THE MORAVE COUNTY GENERAL AREA, MORAVE COUNTY, ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on September 6, 1994, a publiC hearing was
conducted to determine whether approval should be granted for a
rezone for the above described property to owner Miriam Jo Bowers
of Escondido, California, and
WHEREAS, the property is located south of Calle Dimas and
east of North Bank Street. This land is accessed via Stockton
Hill Road, then east on Calle Dimas to the site, and
WHEREAS, the property is vacant and pr~marily flat. No
significant drainage or washes cross the property, and
WHEREAS, there are no residences or development in the
vicinity of the property, and
WHEREAS, this rezone request conforms with the Long Mountain
Area Plan, and
WHEREAS,

WHEREAS, at the public hearing before the Mohave County
Planning and Zoning Commission on August lO, 1994, the Commission
recommended APPROVAL for a rezone subject to the following:
1. The parcels be zoned A-R/5A (Agricultural-Residential/
Five Acre Minimum Lot Size).
2. Submittal and recordation of a Parcel Plat prepared in
accordance with Article 3.16 of the Mohave County
Subdivision Regulations and 102. 04-B of the Standard
Specifications.

3. The parcels shall meet or exceed its respective acreage
exclusive of roadways.
4. Each parcel shall have legal access.
5. The Parcel Plat shall show any surface drainage and
FEMA flood zones.
6. That appropriate zoning, building, environmental and
floodplain permits be obtained prior to any
development. These permits will not be issued until
Parcel Plat recordation.
7. The rezone shall not become effective for 30 days after
final Board of Supervisors approval for the change in
classification, as per ARS 11-829E.
8. That the Board of Supervisors accepts the granting of a
30-foot l&E and PUE along the east boundary of the
parcel, along with a 20-foot radius curve at the
intersection point of Calle Dimas and the proposed
easement. The granting required by the rezoning
resolution shall be shown on the Parcel Plat and
accepted by the Board of Supervisors upon Parcel Plat
recordation.
9. I f these condi tions are not met wi thin one year this
approval will expire. If at the expiration of this
period the property has not been improved to meet the
use for which it was conditionally approved, the Board
(after notification by registered mail to the owner and
applicant whO requested the rezoning) shall schedule a
public hearing to grant an extension, determine
compliance with the schedule for development, or cause
the property to revert to its former zoning
classification. This action is in accordance with
Arizona Revised Statutes Annotated, Title 11, Chapter
6, 11-832.
WHEREAS, the notice of hearing was published in the Kingman
Daily Miner, a newspaper of general circulation in Kingman,
Mohave County, Arizona, August 21, 1994, and posted August 22,
1994, as required by Arizona Revised Statutes and the Mohave
County Zoning Regulations.

NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Tuesday, September 6, 1994, APPROVED
this rezone as recommended by the Mohave County Planning and
Zoning Commission and outlined herein.
