PAGE 1 OF 2 NOHAVE COUNTY BOARD OF SUPERVISORS RfCOROIHG FfE 0.00 NC RESOLUTION NO. 94-307 A RESOLUTION SETTING FORTH A REZONE OF PARCEL 203-B, AS SHOWN ON RECORD OF SURVEY RECORDED DECEMBER 18, 1992, IN BOOK 9, PAGE 65, SECTION 25, TOWNSHIP 23 NORTH, RANGE 17 WEST, FROM A-R/10A (AGRICULTURAL-RESIDENTIAL/TEN ACRE MINIMUM LOT SIZE) TO A-R/5A (AGRICULTURAL-RESIDENTIAL/FIVE ACRE MINIMUM LOT SIZE) IN THE MOHAVE COUNTY GENERAL AREA, MORAVE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on September 6, 1994, a public hearing was conducted to determine whether approval should be granted for a rezone for the above described property to owners Jay and Susan Chan of Kingman, Arizona, and WHEREAS, the property is located south of Wilks Ranch Road and west of Longee Street. This land is accessed via Stockton Hill Road, then east on Wilks Ranch Road, then south on Parker Street, then east on Wind Walker, then south on Longee to the site which is located on the west side of the road, and WHEREAS, the property is vacant and primarily flat. No significant drainage or washes cross the property, and WHEREAS, there are no reSidences or development in the vicinity of the property, and WHEREAS, this rezone request conforms with the Long Mountain Area Plan, and WHEREAS, review of indicates this parcel to flooding, and FEMA Floodplain Map #040058-2155B be in Zone C, an area of minimal WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on AugUSt 10, 1994, the Commission recommended APPROVAL for a rezone subject to the following: 1. The parcels be zoned A-R/5A (Agricultural-Residential/ Five Acre Minimum Lot Size). 2. Submittal and recordation accordance with Article Subdivision Regulations, Specifications. of a Parcel Plat prepared in 3.16 of the Mohave County 102.04-B of the Standard RESOLUTION NO. 94-307 Page 2 " -~ , . PAGE 2 OF 2 BK 2461 PG 30 (FEEf9+-S3554l 3. The parcels shall meet or exceed its respective acreage exclusive of roadways. 4. Each parcel shall have legal access. 5. The Parcel Plat shall show any surface drainage and FEMA flood zones. 6. That appropriate zoning, building, environmental and floodplain permits be obtained prior to any development. These permits will not be issued until Parcel Plat recordation. 7. The rezone shall not become effective for 30 days after final Board of Supervisors approval for the change in classification, as per ARS ll-829E. 8. If these conditions are not met within one year this approval will expire. If at the expiration of this period the property has not been improved to meet the use for which it was conditionally approved, the Board (after notification by registered mail to the owner and applicant who requested the rezoning) shall schedule a public hearing to grant an extension, determine compliance with the schedule for development, or cause the property to revert to its former zoning classification. This action is in accordance with Arizona Revised Statutes Annotated, Title 11, Chapter 6, 11-832. WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona, August 21, 1994, and posted August 22, 1994, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations. . NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Tuesday, September 6, 1994, APPROVED this rezone as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
