HomeMy WebLinkAbout94-304 J;~" ,,0 . 3 IdomMm c;;;Y ., INDEXED RESOLUTION NO. 94-304 A RESOLUTION SETTING FORTH A REZONE OF LOT 25, MEADVIEW KNOLLS, TRACT 1196, SECTION 12, TOWNSHIP 30 NORTH, RANGE 17 WEST, FROM R- 1/10M (SINGLE FAMILY RESIDENTIAL/I0,OOO SQUARE FOOT MINIMUM LOT SIZE) ZONE TO C-l (NEIGHBORHOOD COMMERCIAL) ZONE LOCATED IN THE MEADVIEW PORTION OF THE MORAVE COUNTY GENERAL AREA, MORAVE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on September 6, 1994, a public hearing was conducted to determine whether approval should be granted for a rezone for the above described property to Marjorie Bowles of Meadview, AriZona, and WHEREAS, the land is located east of Pierce Ferry Road and northeast of the Meadview City Center. The property is accessed from Pierce Ferry Road via Meadview Boulevard, then east to Escalante Boulevard, then north to Silver Creek Drive, then east to the property, and WHEREAS, the surrounding area consists of reSidential homes and vacant land, and WHEREAS, the property is zoned R-l/lOM (Single-Family Residential/Ten Thousand Square Foot Lot Size) , with the surrounding properties also zoned R-I/IOM, and WHEREAS, there is a residential home with a lOx20 room addi tion on the site. The owner proposes to use the room addition as a beauty shop, and WHEREAS, the property is located less than three-fourths of a mile from the Meadview City Center, which is the area's commerCial center. There are a number of commercial bu~inesses established in the city center area; however, the majority of the lots zoned commercial are vacant. Additional commercial property in the area is not merited, and WHEREAS, the site proposed for commericial surrounded by residential land. The surrounding property owners may be negatively impacted by activities, including noise and increased traffic, and zoning is residential commerCial ~ ~ . . RESOLUTION NO. 94-304 Page 2 PAGE 2 OF 2 aK 2~61 PG 23 (FEE~9~.53~Sl) WHEREAS, review of Floodplain Map #040058-l300B indicates this parcel is located in Zone C, an area of minimal flooding, and WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on August 10, 1994, the Commission recommended DENIAL for a rezone subject to the following: 1. The zone change is not consistent with the surrounding reSidential land uses. 2. The property has been established as residential. 3. The lot is not within the commercial center, and additional commercial zoning is not justified. WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona, August 21, 1994, and posted August 22, 1994, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Tuesday, September 6, 1994, DENIED this rezone as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
