SUPERVISORS RECORDING FEE 0.00 Ne RESOLUTION NO. 94-302 A RESOLUTION SETTING FORTH APPROVAL OF AN RV PA~ PLAN FOR VALLE VISTA RV PARK LOCATED IN ,THE NW% OF SECTION 14 AND THE SW% OF SECTION 11, TOWNSHIP 23 NORTH, RANGE 15 WEST, IN THE VALLE VISTA PORTION OF THE MORAVE COUNTY GENERAL AREA, MORAVE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held September 6, 1994, a public hearing was conducted to determine whether approval should be granted for an RV park plan for Valle Vista RV Park, and WHEREAS, the owner of this property is Richard W. Neal of Las Vegas, Nevada. The developer is Valle Vista Construction and Development, agent David Flaherty, Kingman, Arizona, and WHEREAS, the engineering firm responsible for the design of this RV park and the preparation of. the drainage report is Peterson Engineering Consultants of Midvele, Utah, and WHEREAS, this proposed RV park is located approximately 11 miles north of the Kingman city limits on the west side of State Route 66. It is situated between Valle Vista Subdivision and Arizona West Subdivision, and WHEREAS, access will be from SR 66 through the main entrance of Valle Vista subdivision, then north on Tower Road into the RV park. At that point Tower Road becomes a private road. All roads and parking areas wi thin the RV park will be gravel- surfaced private roads, and WHEREAS, water will be provided by Truxton Water Company with electric service supplied by Mohave Electric Cooperative. Sewage disposal will be by on-site septic system. Water, electric and sewer drops will be extended to service each space. This RV park is located within the boundaries of the Valle Vista Fire District, and WHEREAS, the submitted plan depicts a four and one-half acre parcel which provides for 26 back-in seasonal spaces, 11 pull- through spaces, one handicapped pull-through space, and 13 off- street parking spaces. Only independent RVs will be allowed. One service building will be provided which includes a 12-foot by 36-foot modular restroom with one toilet for women, and one urinal and toilet for men, and . . . . . This parcel was rezoned (Agricultural-Residential/Ten Acre Minimum) (Agricultural-Residential/Three Acre Minimum) via No. 94-83 on March 1, 1994, and was granted in from A-R/l0A to A-R/3A BOS Resolution WHEREAS, at a public hearing on August 10, 1994, the Mohave County Planning and Zoning Commission recommended APPROVAL of the RV park plan subject to the following: 1. Compliance with applicable conditions of BOS Resolution No. 94-83. 2. Spaces within this parcel will be for temporary rental purposes only. Spaces shall not be offered for sale. 3. All improvements and drainage related items are to be constructed as delineated in the RV Park Plan as approved by the Mohave County Engineer. 4. All appropriate zoning, building, environmental, and floodplain permits must be obtained. 5. The owner of the park shall furnish as-builts and request an inspection by the County Engineer when the RV park has been completed. The inspection shall determine that all improvements have been satisfactorily completed prior to use or occupancy of the park. 6. A landscaping buffer shall be constructed along the west and north boundaries of the RV park. The plant species authorized to be used are as speCified in the approved RV park landscaping plan on page number 5 of 5. The approved species are to be planted at a density no less than specified on page number 5. 7. A document shall be recorded prior to the beginning of construction which delineates the location of the public utili ty easements as requested by Mohave Electric, and non-vehicular access easements around the perimeter of the park as specified on the approved park plan. A copy of that recorded document shall be provided to Planning and Zoning staff for approval. 8. All approvals will be obtained as required for the water distribution and sewage disposal system from the Arizona Department of Environmental Quality. RESOLUTION NO. 94-302 Page 3 -. . . . PAGE 3 OF 3 BK 2~61 PG 111 (FEHN-,S3549) WHEREAS. the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation, in Kingman, Mohave County, Arizona on August 21, 1994, as required by the Arizona Revised Statutes and the Mohave County Zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Tuesday, September 6, 1994, APPROVED the RV park plan for Valle Vista RV Park, as recommended by the Mohave County Planning and Zoning Commission, subject to the conditions outlined herein.
