PAGE 1 OF 2 nOHAVE COUNTY 80AR~ OF SUPERVISORS KECORDIfIIi FEE 0.00 He RESOLUTION NO. 95-49 A RESOLUTION SETTING FORTH A REZONE OF THE S 1/2 OF THE NORTH 660 FEET OF THE WEST 660 FEET OF PARCEL 41, SECTION 10, TOWNSHIP 21 NORTH, RANGE 18 WEST, FROM A-R (AGRICULTURAL-RESIDENTIAL) ZONE TO C-2 (GENERAL COMMERCIAL) ZONE, IN THE GOLDEN VALLEY AREA, MOHA VE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on February 6, 1995, a public hearing was conducted to determine whether approval should be granted for a rezone for the above described property to Lloyd R. Orton of Alta Loma, California, and WHEREAS, the property is located approximately three and one-half miles west of the intersection of Highway 93 and Highway 68 on the north side of Highway 68. The property is accessed from Highway 68, then north on Adobe Road feet to the site. The site is located on the east side of Adobe Road and north of Apache Way, a private road, and WHEREAS, the property is vacant and is relatively flat. The surrounding land uses include several mobile homes to the north and west. A recreational vehicle park is located to the east, and WHEREAS, the Golden Valley Area Plan indicates this property to be in a commercial zone; the proposed new General Plan designates this area to be high density residential, and WHEREAS, review ofFEMA FIRM Panel #040058-2325B indicates this parcel to be in Zone C, not in the FEMA Special Flood Hazard Area. A Floodplain Use Permit is not required, and WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on January 11, 1995, the Commission recommended APPROVAL for a rezone subject to the following: I. The property will be zoned C-2/4A (General Commercial/Four Acre Minimum Lot Size). 2. That the Board of Supervisors accept the granting of an 8-foot PUE adjacent to the roadway dedications. 3. That the appropriate zoning, building, environmental and floodplain permits be obtained prior to establishing use. 4. The applicant comply with all applicable provisions of the Mohave County Zoning Regulations and Section 27.P (Site Plan Requirements) prior to establishing use. RESOLUTION NO. 95-49 Page 2 . . P~E 20F 2 BK 2526 PG 595 iFEEt95- 7530> 5. The rezone shall not become effective until 30 days after final approval of the change in classification by the Board of Supervisors, as per ARS ll-829E. WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona, January 22,1995, and posted January 20, 1995, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, February 6, 1995, APPROVED this rezone as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
