A RESOLUTION SETTING FORTH A REZONE OF THE NE 1/4, NE 1/4 OF PARCEL 231,
SECTION 4, TOWNSHIP 21 NORTH, RANGE 18 WEST FROM A-RlI0A (AGRICULTURAL-
RESIDENTIALrrEN ACRE MINIMUM LOT SIZE) ZONE TO A-RlIA (AGRICULTURAL-
RESIDENTIAL/ONE ACRE MINIMUM LOT SIZE) ZONE IN THE GOLDEN VALLEY AREA,
MORAVE COUNTY, ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on February
6, 1995, a public hearing was conducted to determine whether approval should be granted for a rezone for
the above described property to Hamid Zanjani of Anal1eim, California, and
WHEREAS, the property is located south of Earl Drive and west of Mobile Road. This land is
accessed via Highway 68, then north on Adobe Road, then west on Chino Drive, then north on Mobile Road
to the site, and
WHEREAS, the site is flat with one residence on the property; it appears that the residence is not
occupied. There are some residences to the north, east and west of the site, and
WHEREAS, the owner proposes to split the 2.5-acre parcel into two equal parcels. There are
several similar splits in the area. It appears from records that the property is zoned A-R/IOA (Agricultural-
Residential/Ten Acre Minimum Lot Size). Previous splits have taken the parcel down to 2.5 acres, and
WHEREAS, there are no washes or significant drainage that cross the property. Review of FEMA
FIRM Panel #040058-2325B indicates that this parcel lies within Zone C, not in FEMA Special Flood
Hazard Area. A Floodplain Use Permit is not required, and
WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on
January 11, 1995, the Commission recommended APPROVAL for a rezone subject to the following:
1. The parcels be zoned A-R/lA (Agricultural-Residential/One Acre Minimum Lot Size).
2. Submittal and recordation of a parcel plat prepared in accordance with Article 3.16 of the
Mohave County Subdivision Regulations and 102.04-B ofthe Standard Specifications.
3. That the Board of Supervisors accepts the dedication of the north 30-foot roadway easement
known as Earl Drive and the 30-foot roadway easement known as Mobile Road. In addition,
that the Board accepts 20-foot radius curves at all dedicated roadway intersection points.

4. That the Board of Supervisors accepts the granting of the remaining 20-foot easement on
Earl Drive as a PUE and drainage easement.
5. The dedications and grantings required by the rezone resolution shall be shown on the Parcel
Plat and accepted by the Board of Supervisors upon Parcel Plat recordation.
6. Each parcel shall meet or exceed its respective acreage exclusive of roadways.
7. Each parcel shall have legal access.
8. The parcel plat shall show any surface drainage and FEMA flood zones.
9. That appropriate zoning, building, environmental and floodplain permits be obtained prior
to any development. These permits will not be issued until Parcel Plat recordation.
10. The rezone shall not become effective for 30 days after [mal Board of Supervisors approval
for the change in classification, as per ARS ll-829E.
II. If these conditions are not met within one year this approval will be void. If at the expiration
of this period the property has not been improved to meet the use for which it was
conditionally approved, the Board (after notification by registered mail to the owner and
applicant who requested the rezoning) shall schedule a public hearing to grant an extension,
determine compliance with the schedule for development, or cause the property to revert to
its former zoning classification. This action is in accordance with Arizona Revised Statutes
Annotated, Title 11, Chapter 6, 11-832.
WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of
general circulation in Kingman, Mohave County, Arizona, January 22, 1995 and posted on January 20, 1995,
as required by Arizona Revised Statutes and the Mohave County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting
on February 6, 1995, APPROVED this rezone as recommended by the Mohave County Planning and Zoning
Commission and outlined herein.
