A RESOLUTION SETTING FORTH A REZONE OF LOTS 1 AND 16, BLOCK K, GOLDEN SAGE
RANCHOS, UNIT 61, SECTION 23, TOWNSHIP 22 NORTH, RANGE 19 WEST FROM A-R/2A
(AGRICULTURAL-RESIDENTIALfTWO ACRE MINIMUM LOT SIZE) ZONE TO A-R/IA
(AGRICUL TURAL-RESIDENTIAL/ONE ACRE MINIMUM LOT SIZE) ZONE IN THE GOLDEN
VALLEY AREA, MORAVE COUNTY, ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on February
6, 1995, a public hearing was conducted to determine whether approval should be granted for a rezone for
the above described property to Samuel and Virginia Walker of EI Cajon, California, and
WHEREAS, the property is located south of Mancos Drive and west of Cibola Road. This land
is accessed via Highway 68, then north on Estrella Road, then east on Mancos Drive to the site, and
WHEREAS, there is one residence located on the site. The property is generally flat but drops
abruptly toward the west. There are some scattered residences to the south, east and north. Power lines run
east to west on the south side of Mancos Drive and on the west side of Cibola Road, and
WHEREAS, the owner proposes to split the 4.4 acres into four, one-acre parcels. There are several
one-acre splits in the immediate area, and
WHEREAS, there are several significant drainage and wash areas that cross the property which
appear to be the majority of Lot 16. Review of FEMA FIRM Panel #040058-2150B indicates that this
parcel lies within Zone A, FEMA Special Flood Hazard Area. A Floodplain Use Permit is required for any
development, and
WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on
January 11, 1995, the Commission recommended APPROVAL for a rezone subject to the following:
L The parcels be zoned A-R/IA (Agricultural-Residential/One Acre Minimum Lot Size).
2. Submittal and recordation of a parcel plat prepared in accordance with Article 3.16 of the
Mohave County Subdivision Regulations and 102.04-B ofthe Standard Specifications.
3. That the Board of Supervisors accept the dedication of 20-foot radius curves at the comer
ofCarrizo Road and Mancos Drive, and the comer ofCibola Road and Mancos Drive.

4. The dedications required by the rezone resolution shall be shown on the Parcel Plat and
accepted by the Board of Supervisors upon Parcel Plat recordation.
5. Each parcel shall meet or exceed its respective acreage exclusive ofroadways.
6. Each parcel shall have legal access.
7. The parcel plat shall show any surface drainage and FEMA flood zones.
8. That appropriate zoning, building, environmental and floodplain permits be obtained prior
to any development. These permits will not be issued until Parcel Plat recordation.
9. The rezone shall not become effective for 30 days after final Board of Supervisors approval
for the change in classification, as per ARS 11-829E.
10. If these conditions are not met within one year this approval will be void. If at the expiration
of this period the property has not been improved to meet the use for which it was
conditionally approved, the Board (after notification by registered mail to the owner and
applicant who requested the rezoning) shall schedule a public hearing to grant an extension.

Amlotated, Title 11, Chapter 6, 11-832.
WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of
general circulation in Kingman, Mohave County, Arizona, January 22, 1995 and posted on January 20, 1995,
as required by Arizona Revised Statutes and the Mohave County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting
on February 6,1995, APPROVED this rezone as recommended by the Mohave County Planning and Zoning
Commission and outlined herein.
