PAGE 1 OF 2 HOHAVE COUNTY BOARD OF SUPERVISORS RECORDING FEE 0.00 He RESOLUTION NO. 95-45 A RESOLUTION SETTING FORTH A REZONE OF LOT 16, BLOCK E, GOLDEN SAGE RANCHOS UNIT 51, SECTION 1, TOWNSHIP 21 NORTH, RANGE 19 WEST FROM A-R/2A (AGRlCULTURAL-RESIDENTIALrrwO ACRE MINIMUM LOT SIZE) ZONE TO A-R/IA (AGRICULTURAL-RESIDENTIAL/ONE ACRE MINIMUM LOT SIZE) ZONE IN THE GOLDEN V ALLEY AREA, MORAVE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on February 6, 1995, a public hearing was conducted to determine whether approval should be granted for a rezone for the above described property to Chauncey and Carmela Bitner of Dolan Springs, Arizona, and WHEREAS, the property is located south of Agua Fria Drive and east of Hoover Road, This land is accessed via Highway 68, then north on Teddy Roosevelt Road, then west on Agua Fria Drive, then south on Hoover Road to the site, and WHEREAS, the site is vacant and flat, and there are a few scattered homes to the east and to the west, and WHEREAS, the owner proposes to split the 2. I-acre lot in half There are several one-acre lot splits in the immediate area, and WHEREAS, there are no significant washes or drainage that cross the property. Review ofFEMA FIRM Panel #040058-2150B indicates that this parcel lies within Zone C, not in FEMA Special Flood Hazard Area. A Floodplain Use Permit is not required, and WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on January II, 1995, the Commission recommended APPROVAL for a rezone subject to the following: I. The parcels be zoned A-RlIA (Agricultural-Residential/One Acre Minimum Lot Size). 2. Submittal and recordation of a parcel plat prepared in accordance with Article 3.16 of the Mohave County Subdivision Regulations and I02.04-B of the Standard Specifications. ~- ,...... . . That the Board of Supervisors accepts the dedication of 20-foot radius curves at the intersection point of Agua Fria Drive and Hoover Road. 4. That the Board of Supervisors accepts the granting of an 8-foot PUE adjacent to roadways as required, 5. The dedications and grantings required by the rezone resolution shall be shown on the Parcel Plat and accepted by the Board of Supervisors upon Parcel Plat recordation. 6. Each parcel shall meet or exceed its respective acreage exclusive of roadways. 7. Each parcel shall have legal access. 8. The parcel plat shall show any surface drainage and FEMA flood zones. 9. That appropriate zoning, building, environmental and floodplain permits be obtained prior to any development. These pennits will not be issued until Parcel Plat recordation. 10. The rezone shall not become effective for 30 days after final Board of Supervisors approval for the change in classification, as per ARS 11-829E. II. If these conditions are not met within one year this approval will be void. If at the expiration of this period the property has not been improved to meet the use for which it was conditionally approved, the Board (after notification by registered mail to the owner and applicant who requested the rezoning) shall schedule a public hearing to grant an extension, detennine compliance with the schedule for development, or cause the property to revert to its former zoning classification. This action is in accordance with Arizona Revised Statutes Annotated, Title 11, Chapter 6, 11-832. WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona, January 22, 1995 and posted on January 20, 1995, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations, MORAVE COUNTY BOARD OF SUPERVISORS ~~.Wm#J loa .
