PAGE 1 OF 2 MOHAVE COUHTY 80ARD OF SUPERVISORS RECORDING fEE 0_00 NC RESOLUTION NO. 95-43 A RESOLUTION SETTING FORTH A REZONE OF LOT 3, BLOCK E, GOLDEN VALLEY RANCHOS, UNIT 8, SECTION 3, TOWNSHIP 20 NORTH, RANGE 19 WEST FROM A-R/2A (AGRICULTURAL-RESIDENTIALfTWO ACRE MINIMUM LOT SIZE) ZONE TO A-R/IA (AGRICULTURAL-RESIDENTlAUONE ACRE MINIMUM LOT SIZE) WNE IN THE GOLDEN VALLEY AREA, MORAVE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on February 6, 1995, a public hearing was c::mducted to detennine whether approval should be granted for a rezone for the above described property to Mobility Limited Liability Company of Flagstaff, Arizona, and WHEREAS, the property is located west of Hopi Road and south of Shinarump Drive, This land is accessed via Highway 68, then south on Estrella Road, then west on Shinarump Drive, then south on Hopi Road to the site, and WHEREAS, the site is flat and has one residence. It does not appear to be occupied, The only residence in the area is to the east. A portion of the property has been bladed. The owner proposes to split the property creating a north and south parcel. Power lines run north to south along the east side of Hopi Road, and WHEREAS, there are no significant washes or drainage that cross the property. Review ofFEMA FIRM Panel #040058-2325B indicates that this parcel lies within Zone A, FEMA Special Flood Hazard Area. A Floodplain Use Permit is required for any development, and WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on January 11, 1995, the Commission recommended APPROVAL for a rezone subject to the following: 1. The parcels be zoned A-R/IA (Agricultural-Residential/One Acre Minimum Lot Size). 2. Submittal and recordation of a parcel plat prepared in accordance with Article 3.16 of the Mohave County Subdivision Regulations and 102.04-B of the Standard Specifications. 3. Each parcel shall have legal access. 5. The parcel plat shall show any surface drainage and FEMA flood zones. 6. That appropriate zoning, building, environmental and floodplain permits be obtained prior to any development. These permits will not be issued until Parcel Plat recordation. 7. The rezone shall not become effective for 30 days after final Board of Supervisors approval for the change in classification, as per ARS 11-829B. 8. If these conditions are not met within one year this approval will be void. If at the expiration of this period the property has not been improved to meet the use for which it was conditionally approved, the Board (after notification by registered mail to the owner and applicant who requested the rezoning) shall schedule a public hearing to grant an extension, determine compliance with the schedule for development, or cause the property to revert to its former zoning classification. This action is in accordance with Arizona Revised Statutes Annotated, Title II, Chapter 6, 11-832. WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona, January 22, 1995 and posted on January 20, 1995, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on February 6, 1995, APPROVED this rezone as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
