RESOLUTION NO. 95-42
A RESOLUTION SETTING FORTH A REZONE OF THE W 1/2 OF THE E 1/2 OF THE W 1/2 OF
PARCEL 90, SUN WEST ACRES, TRACT 1027, SECTION 29, TOWNSHIP 21 NORTH, RANGE
18 WEST FROM A-R/2A (AGRICUL TURAL-RESIDENTIALfTWO ACRE MINIMUM LOT SIZE)
ZONE TO A-R/IA (AGRICULTURAL-RESIDENTIAUONE ACRE MINIMUM LOT SIZE) ZONE
IN THE GOLDEN VALLEY AREA, MORAVE COUNTY, ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on February
6, 1995, a public hearing was conducted to determine whether approval should be granted for a rezone for
the above described property to Wayne Calahan of Bullhead City, Arizona, and
WHEREAS, the property is located south of Bois a Drive and west of Verde Road. This land is
accessed via Highway 68, then south on Colorado Road, then east on Bolsa Drive to the site, and
WHEREAS, the property is flat with two mobile homes located on the site. The mobile home on
the west side of the property appears to be inhabited and the other appears to be vacant, and
WHEREAS, the owner proposes to split the two and one-half acres creating an east and west parceL
There are several parcels which have been split to similar acreage, and
WHEREAS, power lines run east to west along the south side of Bolsa Drive. Power is only
connected to the mobile home on the west side of the property, and
WHEREAS, there are no significant washes or drainage that cross the property. Review of FEMA
FIRM Panel #040058-2325B indicates that this parcel lies within Zone C, not in a FEMA Special Flood
Hazard Area. A Floodplain Use Permit is not required, and
WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on
January II, 1995, the Commission recommended DENIAL for a rezone based upon the following:
I. The proposed zoning would set a precedence for higher density in the area.
2. The proposed zoning is incompatible with the zoning in the surrounding area.

WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general
circulation in Kingman, Mohave County, Arizona, January 22, 1995 and posted on January 20, 1995, as
required by Arizona Revised Statutes and the Mohave County Zoning Regulations,
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting
on February 6, 1995, DENIED this rezone as recommended by the Mohave County Planning and Zoning
Commission and outlined herein.
