RESOLUTION NO. 95-38
A RESOLUTION SETTING FORTH A REZONE OF MORAVE MESA, TRACT 1021, LOT 47
AND LOT 56, IN SECTION 27, TOWNSHIP 19 NORTH, RANGE 22 WEST, FROM C-2
(GENERAL COMMERCIAL) ZONE TO CoMO (COMMERCIAL-MANUFACTURING/OPEN
LOT STORAGE) ZONE, IN THE SOUTH MOHA VE VALLEY AREA, MOHA VE COUNTY,
ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on February
6, 1995, a public hearing was conducted to determine whether approval should be granted for a Rezone for
the above described property to Frank Lambers and Carolyn Lea Cook of Bullhead City, Arizona, and
WHEREAS, the property is located approximately two and one-half miles south of the Bullhead
City limits on Hammer Road west of Highway 95. The property is accessed from Highway 95, then west
on Hammer Road one block. It is located on the south side of Hammer Road between Lakewood and
Huntington Roads, and
WHEREAS, the property is flat and is currently vacant. The surrounding land uses include several
small companies including a truss manufacturing plant and decorative rock yard to the north. To the south
is a heating and cooling shop and to the west is a welding shop. Most of the remaining property in the area
is vacant, and
WHEREAS, review of FEMA FIRM Panel #040058-2445C indicates these parcels to be in Zone
C, not in the FEMA Special Flood Hazard Area. A Floodplain Use Permit is not required, and
WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on
January 11, 1995, the Commission recommended APPROVAL for a rezone subject to the following:
1. Lots 47 and 56 will be zoned C-MO/lA (Commercial-Manufacturing/Open Lot Storage/One
Acre Minimum Lot Size).
2. That the Board of Supervisors accept the granting of an 8-foot PUE adjacent to the roadway
dedications.
3. That the appropriate zoning, building, environmental and floodplain permits be obtained.

4. The applicant comply with all applicable provisions of the Mohave County Zoning
Regulations and Section 27.P (Site Plan Requirements).
5. The rezone shall not become effective until 30 days after final approval of the change in
classification by the Board of Supervisors, as per ARS ll-829E.
WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of
general circulation in Kingman, Mohave County, Arizona, January 22, 1995, and posted January 20, 1995,
as required by Arizona Revised Statutes and the Mohave County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting
on Monday, February 6, 1995, APPROVED this rezone as recommended by the Mohave County Planning
and Zoning Commission and outlined herein.
