PAGE 1 OF 2 KOHAVE COUNTY BOARD OF SUPERVISORS RECORD 1116 fEE 0.00 He RESOLUTION NO. 95-32 A RESOLUTION SETTING FORTH AN EXTENSION OF TIME FOR THE APPROVED PRELIMINARY SUBDIVISION PLAN FOR MORAVE VALLEY MALL, TRACT 4118, BEING A SUBDIVISION OF A PORTION OF THE NE 1/4 OF SECTION 22, TOWNSHIP 19 NORTH, RANGE 22 WEST, LOCATED IN THE SOUTH MORAVE VALLEY AREA, MORAVE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on February 6, 1995, a public hearing was conducted to determine whether approval should be granted for an Extension of Time to Trans World Real Estate & Investments, Inc., Mesa, Arizona. The engineer responsible for the preparation of the drainage report and the design of this subdivision is Stovall Engineers, Inc., Bullhead City, Arizona, and WHEREAS, this subdivision is located one and one-half mile south of Bullhead City's southernmost boundary at the nOl1hwest corner of Highway 95 and Aztec Road, and WHEREAS, the Preliminary Plan depicts 42 acres subdivided into eight commercial lots, ranging in size from 2.5 to 7.5 acres to yield a density of 0.22 lots per acre, and WHEREAS, according to the developer, water and telephone will be supplied by Citizens Utilities Company, and electric power will be provided by Mohave Electric Cooperative. Sewage disposal is proposed by individual on-site septic systems, Fort Mojave Mesa Fire Department will be providing fire protection, and solid waste will be collected and transported by private carrier to the Mohave Valley Landfill, and WHEREAS, Article 3.10-1 of the Mohave County Subdivision Regulations states: "Upon application to the Commission and prior to the expiration of the time limit, extensions in increments of one year may be granted by the Board if the subdivider is actively processing the Final Plat. If such action is not taken, then all proceedings relating to the plat shall be terminated," and WHEREAS, in a letter dated October 6, 1994, Denise Stovall-Burton, Stovall Engineers, Inc., representing the developer, advised that the project had recently come under new ownership and that the extension was necessary to complete the project, and WHEREAS. the Preliminary Plan for this subdivision was approved by the Mohave County Board of Supervisors on December 3, 1990, via Resolution No. 90-346. A first Extension of Time was granted on October 14, 1992, via BOS Resolution No. 92-348. The second Extension of Time was granted via BOS Resolution No. 93-356 on December 6, 1993. RESOLUTION NO. 95-32 Page 2 WHEREAS, at the public hearing before the Mohave County Plarming and Zoning Commission on January 11, 1995, the Commission recommended APPROVAL for an Extension of Time for a Preliminary Plan subject to the following: 1. Compliance with all conditions as stated in BOS Resolution No. 90-346. 2. This Extension of Time will be in effect until December 3, 1995. WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona, January 22,1995, and posted January 20, 1995, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, February 6, 1995, APPROVED this Extension of Time as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
