A RESOLUTION SETTING FORTH A REZONE OF PARCEL 30, LAZY YoU RANCH, PHASE
I, SECTION 10, TOWNSHIP 20 NORTH, RANGE 16 WEST, FROM A-R/36A (AGRICULTURAL-
RESIDENTIALITHIRTY-SIX ACRE MINIMUM LOT SIZE) ZONE TO A-R17A AND A-RJ5A
(AGRICULTURAL.RESIDENTIAUSEVEN ACRE AND FIVE ACRE MINIMUM LOT SIZE)
ZONES IN THE MOHA VE COUNTY GENERAL AREA, MOHA VE COUNTY, ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on January
3, 1995, a public hearing was conducted to determine whether approval should be granted for a Rezone for
the above described property to Donald Perkins and Sandra Almer of Hesperia, California, and
WHEREAS, the property is located approximately two and one-half miles southeast of the
Kingman city limits. This land is accessed from Lazy YoU Drive via Hualapai Mountain Road, then west
on Tomahawk Drive, then southwest to the site, and
WHEREAS, this land is vacant and is located in steep mountainous terrain, The terrain significantly
limits the acreage available for practical building sites. Love Lane has a steep vertical grade, and
WHEREAS, review of Floodplain Map #040058-2350C indicates that this parcel lies within Zone
C, an area of minimal flooding, and
WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on
December 14, 1994, the Commission recommended APPROVAL for a Rezone subject to the following:
1. That parcels 30-A, 30-C, and 30-E be zoned A-R/7 A (Agricultural-Residential/Seven Acre
Minimum Lot Size), and parcels 30-B and 30-D be zoned A-R/5A (Agricultural-Residential!
Five Acre Minimum Lot Size) as shown in Exhibit A.
2. Submittal and recordation of a Parcel Plat prepared in accordance with Article 3.16 of the
Mohave County Subdivision Regulations, and 102.04-B of the Standard Specifications.
3. That the Board of Supervisors accepts the granting of a 50-foot ingress/egress and peE as
access from Love Lane to the northeastern parcel.
NOTE: Section 6.4-11 of the Mohave County Subdivision and Road Maintenance
Regulations states, "Road and street grades shall be limited to a maximum of sixteen (16)
percent for paved roadways and a maximum of twelve (12) percent for thoroughfares and
gravel roadways."

4. The granting required by the Rezone resolution shall be shown on the Parcel Plat and
accepted by the Board of Supervisors upon Parcel Plat recordation.

5. That the Board of Supervisors approves the name Desert Classic Lane for the ingress/egress
easement, and that the name be shown on the Parcel Plat.
6. Roadway easement centerlines will be monumented beneath the bladed road surface at all
easement angle points and coinciding parcel corners.
7. Each parcel shall meet or exceed its respective acreage exclusive of roadways.
8. Each parcel shall have legal access.
9. The Parcel Plat shall show any surface drainage and FEMA flood zones.
10. That appropriate zoning, building, environmental and floodplain permits be obtained prior
to any development. These permits will not be issued until Parcel Plat recordation.
NOTE: Due to the shallow bedrock, standard septic systems may not be acceptable to
Environmental Health or ADEQ. Alternative waste treatment systems may be required for
these lots.
11. The Rezone shall not become effecti ve for 30 days after final Board of Supervisors approval
for the change in classification, as per ARS ll-829E.
12. If these conditions are not met within one year, this approval will be void. If at the expiration
of this period the property has not been improved to meet the use for which it was
conditionally approved, the Board (after notification by registered mail to the owner and
applicant who requested the rezoning) shall schedule a public hearing to grant an extension,
determine compliance with the schedule for development, or cause the property to revert to
its former zoning classification. This action is in accordance with Arizona Revised Statutes
Annotated, Title II, Chapter 6, 11-832.
WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of
general circulation in Kingman, Mohave County, Arizona, December 18,1994, and posted on December
19,1994, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations.

NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting
on January 3, 1995, APPROVED this Rezone as recommended by the Mohave County Planning and Zoning
Commission and outlined herein.
