WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on January 3, 1995, a public hearing was conducted to determine whether approval should be granted for a Rezone for the above described property to Gina Kachel of Moorpark, California, and WHEREAS, the property is located west of Bosque Road and north of Unkar Drive. This land is accessed via Highway 68, then south on Bacobi Road, then east on Unkar Drive, then north on Bosque Road to the site, and WHEREAS, the site is vacant and mostly flat and there are no residences in the area. The owner intends to split the property into four three-acre parcels and one six-acre parcel. There are several splits within Section 25 that are three acres, and WHEREAS, there are no significant washes or drainage in the area. Review of Floodplain Map #0400S8-2325B indicates that this parcel lies within Zone C, an area of minimal flooding, and. WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on December 14, 1994, the Commission recommended APPROVAL for a Rezone subject to the following: 1. The parcels be zoned A-R/3A and A-R/6A (Agricultural-Residentialffhree Acre and Six Acre Minimum Lot Sizes). 2. Submittal and recordation of a Parcel Plat prepared in accordance with Article 3.16 of the Mohave County Subdivision Regulations, and 102.04-B of the Standard Specifications. 3. That the Board of Supervisors accepts the dedication of a SO-foot cul-de-sac complete with a 4S-foot minimum radius. In addition, the Board accepts 20-foot radius curves at all dedicated roadway intersection points and at appropriate cul-de-sac points. 4. That the Board of Supervisors accepts the granting of an 8-foot PUE adjacent to existing and proposed roadways. 4 ,~~~ . . . RESOLUTION NO. 95.8 Page 2 PAG[ 2 OF 2 eK 2~10 PG 4~3 (FEE~95- 376) 5. The dedications and grantings required by the Rezone resolution shall be shown on the Parcel Plat and accepted by the Board of Supervisors upon Parcel Plat recordation. 6. Each parcel shall meet or exceed its respective acreage exclusive of roadways. 7. Each parcel shall have legal access. 8. The Parcel Plat shall show any surface drainage and FEMA flood zones. 9. That appropriate zoning, building environmental and floodplain permits be obtained prior to any development. These permits will not be issued until Parcel Plat recordation. 10. The rezone shall not become effective for 30 days after final Board of Supervisors approval for the change in classification, as per ARS 11-829E. 11. If these conditions are not met within one year this approval will be void. If at the expiration of this period the property has not been improved to meet the use for which it was conditionally approved, the Board (after notification by registered mail to the owner and applicant who requested the rezoning) shall schedule a public hearing to grant an extension, determine compliance with the schedule for development, or cause the property to revert to its former zoning classification. This action is in accordance with Arizona Revised Statutes Annotated, Title 11, Chapter 6, 11-832. WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona, December IS, 1994, and posted on December 19, 1994, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on January 3, 1995, APPROVED this Rezone as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
