A RESOLUTION SETTING FORTH A REZONE OF THE SOUTH 824 FEET OF PARCEL 80,
SACRAMENTO VALLEY RANCHES, SECTION 17, TOWNSHIP 21 NORTH, RANGE 18 WEST
FROM A-RflOA (AGRICUL TURAL-RESIDENTIAUTEN ACRE MINIMUM LOT SIZE) TO A-Rf
lA AND A.Rf6A (AGRICULTURAL.RESIDENTIAUONE ACRE AND SIX ACRE MINIMUM
LOT SIZE) ZONES IN THE GOLDEN VALLEY AREA, MORAVE COUNTY, ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on January
3, 1995, a public hearing was conducted to determine whether approval should be granted for a Rezone for
the above described property to Reubin Matthews of Laughlin, Nevada, and.
WHEREAS, the property is located east of Colorado Road and west of Hassayampa Road. This land
is accessed via Highway 68, then south on Colorado Road, then east on Abrigo Drive, then south on
Hassayampa Road to the site, and
WHEREAS, the site is flat and vacant. There are several residences to the northeast of the property,
and
WHEREAS, there are one-acre lots to the east in the RanchoVerde Estates Subdivision and a few
two-acre parcels to the west, but none that are one acre in the immediate area or that are part of Sacramento
Valley Ranches, and
WHEREAS, there are drainage washes slightly west of the proposed one-acre parcels. Review of
Floodplain Map #040058-2325B indicates that the parcel is within Zone A, an area of 100-year flood; base
elevations and flood hazard factors not determined, and
WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on
December 14, 1994, the Commission recommended APPROVAL for a Rezone subject to the following:
1. The parcels be zoned A-RJ7 A and IA (Agricultural-Residential/Seven Acre and One Acre
Minimum Lot Sizes).
2. Submittal and recordation of a Parcel Plat prepared in accordance with Article 3.16 of the
Mohave County Subdivision Regulations, and 102.04-B of the Standard Specifications.

3. That the Board of Supervisors accepts the dedication of a 30-foot roadway easement known
as Collins Drive. In addition, the Board accepts 20-foot radius curves at all dedicated
roadway intersection points around the property.
4. That the Board of Supervisors accepts the granting of an 8-foot PUE along the west, south
and east property boundaries adjacent to the roadways.
5. The dedications and grantings required by the Rezone resolution shall be shown on the Parcel
Plat and accepted by the Board of Supervisors upon Parcel Plat recordation.
6. Each parcel shall meet or exceed its respective acreage exclusive of roadways.
7. Each parcel shall have legal access.
8. The Parcel Plat shall show any surface drainage and FEMA flood zones.
9. That appropriate zoning, building, environmental and floodplain permits be obtained prior
to any development. These permits will not be issued until Parcel Plat recordation.
10. The rezone shall not become effective for 30 days after final Board of Supervisors approval
for the change in classification, as per ARS 11-829E.
11. If these conditions are not met within one year, this approval will be void. If at the expiration
of this period the property has not been improved to meet the use for which it was
conditionally approved, the Board (after notification by registered mail to the owner and
applicant who requested the rezoning) shall schedule a public hearing to grant an extension,
determine compliance with the schedule for development, or cause the property to revert to
its former zoning classification. This action is in accordance with Arizona Revised Statutes
Annotated, Title II, Chapter 6, 11-832.
WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of
general circulation in Kingman, Mohave County, Arizona, December 18, 1994, and posted on December
19,1994, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting
on January 3, 1995, APPROVED this Rezone as recommended by the Mohave County Planning and Zoning
Commission and outlined h in.
