RESOLUTION NO. 95-4
A RESOLUTION SETTING FORTH A REZONE OF A PORTION OF SECTION 23, TOWNSHIP
18 NORTH, RANGE 22 WEST, TO BE KNOWN AND SUBDIVIDED AS THE WILLOWS AT
CIMARRON LAKE, UNIT TWO, TRACT 4130, FROM A-R (AGRICULTURAL-RESIDENTIAL)
ZONE TO R-O (SINGLE FAMILY RESIDENTIALlHOMES ONLY) ZONE IN THE SOUTH
MORA VE VALLEY AREA, MOHA VE COUNTY, ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on January
3, 1995, a public hearing was conducted to determine whether approval should be granted for a Rezone for
the above described property to The Cimarron Group, L.C. of Scottsdale, Arizona, and
WHEREAS, the land is located east of Highway 95 and north of King Street. The property is
accessed from Highway 95 via Cimarron Boulevard, then east to the site, and
WHEREAS, surrounding land uses consist of vacant land to the north, east and south with
residential homes to the west located in Cimarron Lake, Unit One, and
WHEREAS, the Willows at Cimarron Lake will consist of 136 single family home sites, an open
space/retention parcel and a pipeline easement located on the southern side of the site. The average lot size
will be 6,500 square feet, and
WHEREAS, review of Floodplain Map #040058-2605C indicates this parcel is located in Zones
B and A. Zone B are areas between the limits of the lOO-year flood and 500-year flood. The portion in Zone
A is an area of lOO-year flood, base flood elevations and flood hazard factors not determined. This parcel
requires a Floodplain Use Permit for any development, and
WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on
December 14, 1994, the Commission recommended APPROVAL for a Rezone subject to the following:
1. The property be zoned R-O/6M (Single Family Residential Homes Only/Six Thousand
Square Foot Minimum Lot Size).
2. The lot size minimum will be based on the size of the lots recorded on the Final Plat with
no further lot splits.

3. That all front, rear and side setbacks are adhered to, as set forth by Section 25 of the Mohave
County Zoning Ordinance for R-O/6M (Single Family Residential Homes Only/Six
Thousand Square Foot Minimum Lot Size).
4. The zoning be effective upon approval of the Final Plat of The Willows at Cimarron Lake,
Unit Two, Tracts 4130A and 4130B.
WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of
general circulation in Kingman, Mohave County, Arizona, December 18, 1994, and posted on December
19, 1994, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting
on January 3, 1995, APPROVED this Rezone as recommended by !be Mohave County Planning and Zoning
Commission and outlined herein.
